In most of America, spring is selling season. In Naples, the calendar is flipped: our market wakes up when the snowbirds land and naps through the summer. Buy or sell against that rhythm instead of the national headlines, and you’ll keep real money on your side of the table. Here’s how the Naples year actually works, month by month.
MARKET SNAPSHOT — AUGUST 2026

The Naples year, at a glance
Season runs roughly November through April, with January to April the true peak: the town fills, showing calendars fill, and well-priced homes move with urgency.
Summer is the exhale: fewer buyers touring, more room to negotiate, and motivated sellers who would rather close than carry into fall.
October is the ramp: new listings start landing ahead of season, and the sharpest buyers begin shopping before the crowds return.

Prices follow the sun
Across a typical year, Naples prices crest in late winter and spring, then soften into late summer — the seasonal swing between peak and trough often runs roughly 5 to 10 percent.
The August 2026 NABOR report pegged the median closed price at $575,000: a late-summer reading, right where the seasonal pattern says it should be. Translation: the same home can cost meaningfully more in March than in August.

Inventory follows the snowbirds
Listings pile up as season approaches and thin out by late summer. In August 2026 just 4,093 homes were for sale, down 16.3% from a year earlier, and months of supply sat at 5.4 — squarely in balanced territory, down from 8.1 a year before.
New listings were down 15.5% year over year. That’s the setup heading into season: fewer choices, steady demand.

If you’re selling
- Prep in the fall, list in the window. January through March puts your home in front of the deepest buyer pool of the year.
- Renovate in summer. Most condo associations only allow interior remodels May through October — do the work when it won’t cost you showings.
- Price to the comps, not the season. Season brings traffic, not forgiveness: overpriced homes sit while correctly priced homes move. Average days on market in August: 99.
- Mind hurricane season. From June through November a named storm can freeze new insurance policies and delay closings — keep timelines flexible.

If you’re buying
- Shop the quiet months. July through September is when you find motivated sellers and real negotiating room.
- Come with proof of funds. Naples is a cash-heavy market — a clean, fast offer beats a hopeful one.
- Don’t wait for a crash that isn’t coming. Inventory is tightening, not flooding, and pending sales rose even in the slow month of August.
- Start early for season. Serious buyers tour in October and November, before January competition peaks.

“The same home can cost meaningfully more in March than in August. In Naples, timing isn’t everything — but it’s close.”
What I’m watching into 2027
Supply has normalized from 8.1 months a year ago to 5.4 — a balanced market with an upward bias heading into season.
If demand shows up the way it usually does in January, well-priced homes won’t wait around. Whether you’re buying or selling, the calendar is giving you a window right now. The question is how you use it.
