SOUTHEAST NAPLES, FLORIDA · DAVIS BOULEVARD
Cedar Hammock is a guard-gated, bundled-golf community in southeast Naples — 799 homes across 400 acres off Davis Boulevard, between Santa Barbara Boulevard and Collier Boulevard, with a second gate on Collier Boulevard and over half the grounds preserved as lakes, natural preserves and wildlife corridors. Bundled golf is the defining fact: every owner is automatically a member of Cedar Hammock Golf & Country Club — there are no other categories of membership — so the club is not an add-on decision here, it is part of the purchase. Around the 18-hole course sit four kinds of homes: single-family houses, attached villas, and Veranda and Terrace condominiums. This guide covers what buyers actually ask us: the real fee stack (the club publishes its own charges, and they are only the first layer), the neighbourhoods, the rental rules, the schools, and the market.

CEDAR HAMMOCK AT A GLANCE
|
Start with the warning, because this community's headline number needs one: the all-property median sale price is $345,000 — but the single-family median in the same snapshot is $1,300,000. Terrace and Veranda condominium sales dominate Cedar Hammock's volume, so the blended median sits some $955,000 below the house market it is usually quoted for, and the −7% year-over-year move in the median records what sold, not values falling across the board. The same dataset puts its townhouse median at $665,000 and the median list price at $393,000, with sales averaging $283 per square foot and a median of 87 days on market. Seventy homes sold in the last twelve months across a 799-home community — a healthy count. Read the row for the format you are shopping.

Cedar Hammock's fee story has three layers, and the honest version keeps them separate. Unusually for Naples, the largest layer is also the most transparent: the club publishes its own charges on a rate sheet. What no page can honestly give you is a single "Cedar Hammock HOA fee" — there isn't one, because the community comprises 17 different homeowners' associations, each setting its own quarterly fee. Any figure quoted as a community HOA fee should be treated with suspicion: in this community, the numbers that circulate under HOA labels are, on inspection, the club's own charges wearing the wrong name.
The club layer — Cedar Hammock Golf & Country Club — $9,788/yr Annual Assessment From the club's current published rate sheet (accessed October 2026): the Annual Assessment is $9,788 per year, paid in four installments of $2,447; cable and internet $1,226 per year; and a food & beverage minimum of $1,000 per year. Membership is bundled — every owner becomes a club member with the purchase of the home, there are no other categories of membership, and there is no initiation fee: the membership transfers with the home. The club layer is the same for every home in the community.
Club special assessment — $415/qtr through 2032 The rate sheet also carries a special assessment of $415 per quarter through 2032, running with the club's enhancement programme. The sheet's own caveat travels with the figure: not all properties are enrolled in the payment plan — a previous owner may have paid in full — but if a property under the payment plan is purchased, the plan continues with the new owner, who does not have the option to pay in full or prepay. Confirm the specific home's enrolment before you write the offer.
Your home's own association — varies by section; there is no single community figure On top of the club charges, every home pays a quarterly fee to its own association — paid directly to that association, not to the club. Cedar Hammock comprises 17 different HOA associations, and the club publishes no HOA schedule, so the figure is set by the section you buy in. As a labelled example from recent listings, the Veranda condominium sections carry an association fee of $1,060–$1,075 per quarter — those sections' figures, from those listings. Single-family and villa homes likewise carry their own association's quarterly fee; confirm the current figure for the specific home against the association's budget or estoppel before you buy.
CDD — Cedar Hammock Community Development District — billed on your property tax bill A community development district exists here: the Cedar Hammock CDD, an independent special-purpose district established by Collier County ordinance in 1999, which owns and maintains the community's lakes and stormwater system. Its assessments are non-ad valorem special assessments collected on the county property tax bill — not an HOA fee and not a club charge, but a real annual cost of owning here. The amount varies by home type; confirm the figure for a specific home from its tax record before you buy.
One-time charges at closing (buyer) — $12,000 + $550 From the same club rate sheet: a $12,000 Resale Capital Contribution due at closing, plus a $550 Transfer Fee (waived for current owners).
The honest summary: the club layer is published, fixed and identical for every home — $9,788 a year, plus cable/internet, the food & beverage minimum, and the $415-a-quarter special assessment through 2032 where the home is enrolled. Your own association's quarterly fee comes on top and changes by section, and the CDD rides on the tax bill. The number to underwrite is the full stack for the specific home — club sheet, association estoppel and tax record together.
The course is an 18-hole, par-72 layout of 6,680 yards with water in play on all 18 holes and nine sets of tees, on TifEagle Bermuda greens. It was designed by Jed Azinger and Gordon Lewis and redesigned by Kipp Schulties in 2014. Practice facilities include an aqua driving range, a short-game area and putting and chipping greens.
The clubhouse runs two dining registers — casual dining in the Veranda and Grill Room, fine dining in the Main Dining Room — plus The Hammock, a cabana bar at the main pool. Beyond golf: four resort-style community pools, four Har-Tru tennis courts with a pavilion and pro, two bocce courts, and a two-story Fitness/Wellness Center the club describes as fully renovated as part of its multi-million-dollar enhancement project. A pro shop, member leagues and a full social calendar — book club, Mahjong, canasta, euchre, Bunco and bridge among them — complete the programme. Because membership is bundled, all of it comes with the home; there is no separate club application and no initiation fee.
Cedar Hammock's 799 homes (the count carried in MLS community records) are arranged in seven neighbourhoods, and they are not one product repeated. Stucco homes with terracotta tile roofs overlook the course, the lakes and the preserves throughout.
Single-family homes — Cedar Hammock Estates & Wax Myrtle Run. The community's 65 detached houses: 33 in the Estates on Cedar Hammock Court and 32 on Wax Myrtle Run, running roughly 1,705 to 3,128 square feet with 2- and 3-car garages, private pools common in the Estates. Best for: buyers who want the bundled club with a full-size house of their own.
Attached villas — Cordgrass Way & Buttonwood Way. Villa homes with 2-car garages and screened lanais, some with a private pool or spa; Buttonwood Way also carries two-story condominium buildings with detached one-car garages. Best for: the house feel at a smaller footprint, with the club outside the door.
Veranda condominiums. Two-story condominium buildings with one-car garages around Cedar Hammock Circle; the plan that recurs in listings is a 2-bedroom-plus-den, 2-bath home of 1,414 square feet of living space with screened lanais front and rear. Best for: lock-and-leave ownership with golf, pools and dining inside the gates.
Terrace condominiums & Cedar Hammock Isles. Four-story condominium buildings with carports and elevators, on Cedar Hammock Circle and Sawgrass Way — the Terrace plans in listings run about 1,194–1,232 square feet, 2 bed / 2 bath — with two- and four-story buildings in the Isles pocket. Best for: the lowest-maintenance way into a bundled-golf community, at the community's most accessible price points.
Cedar Hammock was developed by US Homes and built out between 2000 and 2006 — single-family homes 2000–2006, attached villas 2000–2005, the Veranda buildings and remaining homes 2000–2004 — and the club dates the community's completion to 2004. The course was redesigned in 2014. What that timeline buys a purchaser today is a finished, established community in the middle of southeast Naples rather than at its expanding edge — with a club currently investing in its own facilities under the enhancement programme the fee section describes.

MINIMUM STAY 30 days per lease — the same MLS lease fields state the 30-day minimum. This is the association's rule, carried in the community's lease terms.

THE PROCESS Tenants submit an application, pay an application fee, and obtain approval before the lease begins.

CONFIRM PER HOME With 17 associations inside the gates, the governing document is your home's own association's rules — confirm them for the specific property before you buy to lease.
Buying to lease? The 30-day / three-lease framework is the community pattern — the specific home's association documents are the final word.
Cedar Hammock addresses are zoned for Calusa Park Elementary, East Naples Middle School and Lely High School (Collier County Public Schools) — the trio named by the club itself and by current listing records alike. School zoning is address-specific; confirm with the district for a particular home.
What does "bundled golf" mean in Cedar Hammock?
Every owner becomes a member of Cedar Hammock Golf & Country Club with the purchase of the home — membership is automatic and mandatory, there are no other categories of membership and no non-resident memberships, and there is no initiation fee. The club's charges are therefore part of every owner's fee stack, whether or not they play.
How much are the fees in Cedar Hammock?
Budget a stack, not a single fee. The club layer, from the club's published rate sheet (accessed October 2026): Annual Assessment $9,788/yr, cable/internet $1,226/yr and a $1,000/yr food & beverage minimum, plus a special assessment of $415/qtr through 2032 where the home is enrolled in the payment plan. Your own association's quarterly fee comes on top — Cedar Hammock has 17 associations and no single community HOA figure; recent Veranda listings show $1,060–$1,075/qtr for those sections. A CDD assessment rides on the property tax bill on top of that.
Is there a CDD in Cedar Hammock?
Yes. The Cedar Hammock Community Development District — established by Collier County ordinance in 1999 — owns and maintains the community's lakes and stormwater system, and its assessments are collected on the county property tax bill. The amount varies by home type; confirm the figure for a specific home from its tax record.
Who designed the golf course?
Jed Azinger and Gordon Lewis; the course was redesigned by Kipp Schulties in 2014. It plays par 72 at 6,680 yards, with nine sets of tees and water in play on all 18 holes.
Can I rent out a Cedar Hammock home?
Yes, within the community's framework: a 30-day minimum stay, a maximum of three leases per year, and an application with approval required before the lease begins. Confirm the rules of the specific home's own association before you buy to lease.
What kinds of homes are in Cedar Hammock?
Four formats in seven neighbourhoods: 65 single-family homes (Cedar Hammock Estates and Wax Myrtle Run), attached villas (Cordgrass Way and Buttonwood Way), two-story Veranda condominiums, and four-story Terrace condominiums, with further condo buildings in the Isles — 799 homes in all, per MLS community records.
What schools serve Cedar Hammock?
Calusa Park Elementary, East Naples Middle School and Lely High School (Collier County Public Schools). Zoning is address-specific — confirm with the district for a particular home.

MICHAEL'S TAKE Cedar Hammock is the community I recommend when a buyer wants golf that comes with the deed in southeast Naples — a proper 18-hole course, four pools and a full club life across 400 acres, more than half of it lakes and preserves, at price points the west-side clubs cannot touch. Know what you are buying, though: the membership is not optional, so its published charges — $9,788 a year, plus the special assessment of $415 a quarter through 2032 where your home is enrolled — are the largest layer of your carrying costs; your own association's fee sits on top of that and changes across 17 associations, so no single HOA number quoted for this community means anything; and the CDD rides quietly on the tax bill, where buyers forget to look. Price all three layers for the specific home before the home itself charms you. Buy the bundled golf first, then the house. |
