BONITA SPRINGS, FLORIDA · BONITA BEACH ROAD
Palmira is a guard-gated country-club community of 821 homes in 13 neighbourhoods on about 550 acres in Bonita Springs, on Bonita Beach Road about two miles east of I-75 — developed by the Ronto Group from the early 2000s and built around two clubs that work very differently. Every owner belongs to the Renaissance Center Club, the sports and social centre whose membership rides inside the master association dues. The Golf Club at Palmira — 27 holes wrapped around the neighbourhoods — is a private, member-owned club that owners may join or not, on the club's own terms. That distinction is the key to this community, and to its fees. This guide covers what buyers actually ask us: what the master fee carries, what the neighbourhood and CDD layers add, what the golf club published for 2026, the rental rules, the schools position, and the market.

PALMIRA AT A GLANCE
|
Read Palmira's numbers the way the community is built — by format, because the two rows live in different markets. These are averages, not medians: over the twelve months to August 31, 2026, single-family homes closed at an average of $1,064,660 on 25 sales, while condominiums closed at an average of $554,235 on 17 sales. The single-family average is pulled up by the estate tier — the widest-lot custom homes in Siena, Bella Vita and their neighbours — and sits nearly double the condo average because Paloma and Enclave coach homes weigh the other row; neither average describes the other format. Supply is thin on both rows: 9 single-family homes and 3 condominiums were for sale at the snapshot date (12 in all, against 42 closings in the year), at 4.32 months of supply for single-family homes and 2.12 months for condominiums — and on a base this small, a single estate closing moves the single-family average materially.

Every Palmira home — all 821 doors — pays the same master association fee, collected quarterly through its own neighbourhood association. On top of the master come your neighbourhood's own fee, and on your tax bill, one of two community development districts. The Golf Club is not in this stack: it bills its members directly, and a non-member owner pays it nothing (see the clubs section below).
| Master association (Palmira MHOA) — $1,529/qtr ($6,116/yr), mandatory Identical on every current listing record, stated here as of 2025–26 listings — the figure and its date travel together. The master fee funds the common areas, the gates and security, the streets, common-area landscaping and the community's garbage and cable contracts — and each resident's Renaissance Center Club membership: a portion of your master dues pays for the RCC, which is why every owner belongs to it from the day they close. |
| Your neighbourhood association — roughly $564–$710/qtr for single-family homes Labelled examples from current listings: Tivoli Terrace area $564/qtr, Novela $627/qtr, Caravella $635/qtr, Estate/Bella Vita $710/qtr — the layer that typically covers your neighbourhood's lawn and landscape maintenance, irrigation, and cable and internet where the master fields do not. Confirm the current figure for the specific home; the examples are listings, not a published schedule. |
| Condo layer — The Enclave example — $1,628–$1,631/qtr, on top of the master Paloma and The Enclave are condominium neighbourhoods with their own associations. A current Enclave record prints its condo fee of $1,628/qtr ($1,631/qtr on neighbouring Enclave listings) separately from and in addition to the same $1,529/qtr master fee — so a coach-home owner's recurring bill is the two layers together, never the master figure alone. |
| CDD assessments (on the tax bill) — about $990–$3,155/yr (Lee FY2027 adopted; West FY2026 adopted) Every Palmira home sits in one of two districts — Parklands Lee CDD or Parklands West CDD — which maintain stormwater management, public roadways, street lighting and landscaping. The assessment appears on your Lee County property tax bill if it has not been paid off. Your figure depends on your district, your neighbourhood and your lot width — the adopted tables are printed in full below. One seam to know: Siena homes fall in both districts by block, so a Siena home's district — and its figure — is confirmed for the specific property. |
Parklands Lee CDD — FY2027 adopted assessments (total per home, per year; operations & maintenance is a flat $687.71 per unit, included in each total):
| Paloma — Coach | $1,385.50 |

| Bella Vita — Single-family 55' | $1,618.61 |

| Avallone — Single-family 75' | $1,850.80 |
| Siena — Estate single-family | $3,154.82 |
Parklands West CDD — FY2026 adopted assessments (total per home, per year; operations & maintenance is a flat $392.67 per unit, included in each total):
| The Enclave — 4-plex coach | $990.32 |
| La Tremiti — Single-family 50' | $1,108.76 |
| Caravella — Single-family 55' | $1,134.20 |

The honest summary: master fee with the Renaissance Center inside it, plus your neighbourhood's fee, plus your district's line on the tax bill. Golf is a fourth, separate decision — made with the club, at the club's prices, only if you want it.
The Renaissance Center Club — included. At the main entrance on Matteotti View, the RCC is Palmira's sports, fitness and social centre, operated by the master association — and every homeowner and renter is a member through the master dues. Per the association's May 2026 welcome packet, the centre carries a fitness centre of more than 5,000 square feet plus a 2,000-square-foot group-fitness studio, a lagoon pool and a 75-foot lap pool, a whirlpool hot tub and sauna, 8 tennis courts, 5 bocce courts and 4 pickleball courts, the Bistro Bar and Grill, a library, media, craft and game rooms, a dog park, a basketball court and a children's playground, on a full activities calendar. Casual court use is part of the RCC; organised league and clinic play runs through the Palmira Tennis Club and Palmira Pickleball Club for a separate annual fee.
The Golf Club at Palmira — optional. The golf club is a private, member-owned club in its own right. Membership is not a condition of owning a home here, is not deeded to any home, and Palmira residency is not required to join — club members pay an initiation fee to the club, then annual dues, and each membership carries an annual dining minimum; club projects are funded solely by the club and its members. The course is 27 holes in three nines — Egret, Ibis and Osprey — playing par 72 from any two nines, originally designed by Gordon Lewis and redesigned by Kipp Schulties; it opened in 2001 with 18 holes and gained its third nine in 2005. Practice facilities include an aqua driving range, a chipping and pitching area and two practice greens, and members may own their own carts. The Palmira Grande Clubhouse — 42,000 square feet over two storeys — holds fine and casual dining in the Grill Room, a member bar, a firepit terrace, card and billiards rooms and locker rooms. Golf membership is capped at 375 golf members.
Unusually for a private club, Palmira's golf club publishes its own pricing — its 2026 Membership Offerings schedule, printed here with its year because the club presents the figures as current for 2026 and subject to change:
| Golf Membership (2026) — $100,000 initiation Annual dues $14,248/yr plus capital $3,400/yr; food & beverage minimum $1,200/yr. The voting, full-golf category. |
| Wait List for Golf (2026) — $40,000 initiation Annual dues $5,700/yr plus capital $1,180/yr; food & beverage minimum $800/yr. Non-voting, with full social access and limited in-season golf while awaiting a golf membership. |
| Social Membership (2026) — $6,000 initiation Annual dues $3,061/yr plus capital $680/yr; food & beverage minimum $800/yr. Non-voting — dining and social life at the club, plus summer golf on a fee basis. |
All three categories are non-refundable and non-transferable under the club's 2026 schedule; dues carry 6.5% sales tax. Rates and fees are the club's published 2026 figures, given for information and subject to change by the club — confirm current terms with The Golf Club at Palmira before relying on them.
Palmira's 821 homes sit in 13 neighbourhoods — among them Bella Vita, Bellezza and Avallone, Caravella, The Enclave, La Tremiti, Novela, Paloma, the Estate Homes, Villa d'Este and Villa Tuscany, Avieto, Ravista and Siena — and they come in three formats, most with lake or golf-course views:
Coach and carriage condominiums — 256 homes. Low-rise condo buildings in two neighbourhoods: Paloma (about 1,286–2,297 square feet in current listings) and The Enclave (about 2,016–2,564 square feet, with detached garages). Each carries its own condo association layer on top of the master fee. Best for: lock-and-leave owners who want the Renaissance Center and the gates at the community's lowest carrying cost.
Single-family homes — 565 homes. One- and two-storey homes across the villa and single-family neighbourhoods — Novela, La Tremiti, Caravella (about 1,800–2,500 square feet with private pools, as the documented example), Villa d'Este, Villa Tuscany, Avieto and Ravista — on golf-course, lake and preserve lots. Best for: full-time and seasonal residents who want a house of their own inside a club community, with or without the golf membership.
Custom estate homes. The Estate Homes, Siena, Bella Vita, Avallone and Bellezza tier: larger custom builds on the community's widest lots — the 75- to 125-foot designations in the district tables — and the tier that pulls the single-family average in the market section above. Best for: buyers shopping the top of this market who still want Bonita Springs rather than the Naples estate enclaves.
Palmira was developed by the Ronto Group from the early 2000s — the developer's project record dates the community 2000–2008, and the first residents moved in during 2002. The homes were built by several builders rather than one: Centex Homes, Harbourside Custom Homes, Divco Construction Corp. and Toll Brothers are among the documented names. The golf course opened in 2001 with 18 holes, and the third nine followed in 2005. Palmira trades today as a resale-only, built-out community — what you see is the finished place, with its landscaping mature and its two clubs long established.

| FREQUENCY No more than three leases in a calendar year — a home may be rented on a yearly basis, or seasonally up to that cap. |
||
| THE PROCESS The lease application goes through May Management and must be approved before the lease begins. For your tenant to use the Renaissance Center, a club transfer application is required with a $500 + tax transfer fee ($532.50 total) — and while your privileges are transferred to your tenant, you do not use the RCC yourself. |
||
| TWO FURTHER LAYERS Leases are also subject to your own neighbourhood association's documents — Paloma and The Enclave are separate condo associations — and the City of Bonita Springs requires every owner who rents a dwelling to hold a city rental permit, whatever the lease term. |
Rules per the Master HOA's Rules, Regulations and General Information (January 21, 2025). Buying to lease? Confirm the position for the specific home and neighbourhood before you buy.
Palmira is in the School District of Lee County, which assigns schools by choice and proximity rather than fixed zones — families rank schools within their proximity area, and a lottery applies where applications exceed seats, so the named set is the proximity assignment for Palmira addresses, not a guarantee. The proximity schools for Palmira addresses are Spring Creek Elementary, Bonita Springs Middle Center for the Arts and Bonita Springs High School — confirm the current-year assignment for your specific address with the district before you buy.
School assignments are per School District of Lee County choice and proximity and vary by address and year — confirm for your specific address with the district before you buy.
Is golf bundled at Palmira?
No — and this is the point most listings blur. What is included with every home is membership of the Renaissance Center Club, funded through your master dues. The Golf Club at Palmira is a separate, private, member-owned club: joining is optional, costs an initiation fee and annual dues paid to the club, and is not required to own or live here.
How much are the HOA fees in Palmira?
The mandatory master association fee is $1,529 per quarter ($6,116/yr) as of 2025–26 listings, and it carries your Renaissance Center membership. Your neighbourhood association fee comes on top — roughly $564–$710 per quarter in current single-family listing examples, and $1,628–$1,631 per quarter for an Enclave condo on its labelled example — plus your CDD assessment on the tax bill.
Is there a CDD in Palmira?
Yes — two of them. Every home is in either the Parklands Lee CDD or the Parklands West CDD, at about $990–$3,155 a year on the Lee County tax bill under the districts' adopted budgets (Parklands Lee FY2027; Parklands West FY2026), depending on district, neighbourhood and lot width. Siena homes fall in both districts by block, so confirm the specific home's district.
What does the golf club cost in 2026?
On the club's published 2026 schedule: Golf Membership is $100,000 initiation with $14,248 a year in dues and $3,400 capital; the Wait List is $40,000 / $5,700 / $1,180; Social is $6,000 / $3,061 / $680. Food and beverage minimums run $1,200 (Golf) and $800 (Wait List and Social), dues carry 6.5% sales tax, and the club states its rates are subject to change.
Can I rent out a Palmira home?
Yes, within the master rule: leases of 30 days or more only — no short-term rentals — and no more than three leases in a calendar year, with the lease approved through May Management first. Your tenant's use of the Renaissance Center requires a transfer application and the $532.50 transfer fee, your neighbourhood association's documents also apply, and the City of Bonita Springs requires a rental permit.
What schools serve Palmira?
Lee County assigns by choice and proximity, not fixed boundaries. The proximity schools for Palmira addresses are Spring Creek Elementary, Bonita Springs Middle Center for the Arts and Bonita Springs High School — confirm the current-year assignment for your specific address with the School District of Lee County.
Where exactly is Palmira?
On the south side of Bonita Beach Road SE in Bonita Springs, about two miles east of I-75 (Exit 116), behind a 24-hour guardhouse — with a second, barcode-activated east gate for residents. Matteotti View is the community's spine: the Renaissance Center and the golf clubhouse both sit on it.
|
MICHAEL'S TAKE Palmira is the community I recommend when a buyer wants a real country-club life in Bonita Springs without being handed a golf bill for a game they may not play — every owner belongs to the Renaissance Center from the day they close, lagoon pool, courts and Bistro included, and the 27 holes sit alongside as a choice rather than an obligation. Know what you are buying, though: the master fee is only the first layer — your neighbourhood fee and one of two CDD districts ride on top of it — and the golf decision, if you make it, is a six-figure initiation on the club's published 2026 schedule, to be taken with the club's own current terms in hand and not a listing's shorthand. Buy the Renaissance Center first, then the house. |
