Two miles of white sand between Delnor-Wiggins Pass State Park and the Ritz-Carlton — and a neighborhood that is not a community in the HOA sense at all: no master plan, no gate, no area-wide association, just Gulf-front towers, bay-side condominiums and single-family streets sharing one shoreline. This guide covers what buyers actually ask us: how the fees really work (building by building), the market, the schools, and why the building matters more than the beach here.

VANDERBILT BEACH AT A GLANCE
|
Vanderbilt Beach mixes Gulf-front towers with bay-side condos and single-family streets, so one median never tells the story — the split does. The area-wide median sale price over the last twelve months is $1,850,000, but single-family homes alone traded at a median of $3,900,000, and the area runs about $1,125 per square foot. One hundred and fifty-three homes sold in twelve months against nearly seven months of supply: a deep resale market with genuine choice — and genuine variation from building to building.

There is no "Vanderbilt Beach HOA fee," and any page that quotes one is guessing: no master association spans this neighborhood. Single-family homes generally carry no mandatory association at all, and every condominium building sets its own dues. What can be shown honestly is the structure, and what current listings actually charge in named buildings:
| Single-family homes — No mandatory association fee Homes along Gulf Shore Blvd and in the Conners streets generally sit outside any mandatory association — the adjoining Naples Park pattern. There is no neighborhood HOA bill to budget; the costs of a house here are the house's own. |
| Moraya Bay (11125 Gulf Shore Dr) — $11,908/qtr ($47,632/yr) A current MLS listing example from the area's luxury Gulf-front tower. The same listing showed $70,000 in total one-time fees — a figure to verify against the specific sale before relying on it. |
| Le Dauphin (9811 Gulf Shore Dr) — $5,705/qtr ($22,820/yr) A current MLS listing example from a mid-rise Gulf Shore Drive building — roughly half the quarterly carry of the luxury tower above, on the same shoreline. |
| Sunset Bay (9486 Gulf Shore Dr) — $5,631/qtr ($22,524/yr) A current MLS listing example, in the same mid-rise band as Le Dauphin. Two buildings a short walk apart can still differ — always pull the specific building's current schedule. |
| Regatta at Vanderbilt Beach (460 Launch Cir) — two layers: $4,434 + $4,950/qtr ($37,536/yr) A current MLS listing example from the bay side, on Vanderbilt Lagoon: a master association fee and a condo association fee stack here, unlike the single-layer Gulf Shore Drive buildings. Structure differs by building, not just amount. |
| CDD / district assessments — None seen in current listings No CDD charge appears in the Vanderbilt Beach listings and sources we reviewed. That is not the same as a guarantee — we confirm the tax bill for the specific property before you buy. |
And the resorts change nothing about ownership: the Ritz-Carlton and LaPlaya, at the south end of the shoreline, run private, optional memberships — no fee is imposed on anyone by virtue of owning in the neighborhood. The fee question at Vanderbilt Beach is always the same question: which building?
The neighborhood takes its shape from the sand: about two miles of white-sand Gulf shoreline running from Delnor-Wiggins Pass State Park in the north — a protected, natural shoreline, consistently ranked among America's best beaches — down past the county beach park to the resort corridor in the south. Along Gulf Shore Drive, condominium towers and mid-rises face the water directly; behind them, the bay side wraps around Vanderbilt Lagoon, where buildings like Regatta trade the Gulf view for boating water and docks.
Off the beach roads, the Conners single-family streets live a different life from the towers: no mandatory association, no building schedule — houses oriented to the beach, the bay and the canals rather than to an amenity center. What separates one Vanderbilt Beach property from the next is rarely the shoreline, which everyone shares; it is the building or street it sits on — Gulf-front or bay-side, tower or house, and the association (or absence of one) that comes with it.
There is no association amenity package to list here, because no association runs one — and that is the point. The amenity is the shoreline itself: open Gulf beach at the county park, the natural pass and snorkeling reef at Delnor-Wiggins, kayaking in the mangroves of Turkey Bay, and some of the most celebrated sunsets in Naples, watched from a west-facing lanai or the sand. Each condominium building layers its own pools, fitness and social spaces on top, tower by tower — ask about the specific building, because no two offer the same package.
Daily life runs on the same geography: Mercato's dining and Whole Foods, Waterside Shops and Artis–Naples are minutes inland, and the rest of North Naples spreads out behind the beach. Vanderbilt Beach is the rare Naples address where the headline amenity belongs to the public — and to every owner equally.
Vanderbilt Beach addresses are zoned for Naples Park Elementary, Pine Ridge Middle School and Barron Collier High School (Collier County Public Schools), per the school fields on current Gulf Shore Drive listings. School zoning is address-specific; confirm with the district for a particular home.
| Delnor-Wiggins Pass State Park (the north end of this shoreline) | approx. 9 min |
| Mercato (dining, Whole Foods) | approx. 12 min |
| Fifth Avenue South (Naples) | approx. 18 min |
| NCH North Naples Hospital | approx. 11 min |
| Naples Airport | approx. 22 min |
| RSW (Fort Myers) | approx. 41 min |
Drive times are approximate and grow in season (January–April). The beach itself needs no drive at all — it is the neighborhood.
Is there an HOA at Vanderbilt Beach?
Not at the neighborhood level: no master association governs Vanderbilt Beach, and single-family homes generally carry no mandatory HOA at all. Every condominium building, though, has its own association and its own dues — the building is where the fees live.
How much are the fees at Vanderbilt Beach?
There is no single figure — it depends entirely on the building. Current listing examples: Le Dauphin at $5,705 per quarter and Sunset Bay at $5,631 per quarter in the mid-rise band; Regatta at $4,434 plus $4,950 per quarter across two layers; the luxury tower Moraya Bay at $11,908 per quarter. Price the building, never the beach.
Can I rent out a Vanderbilt Beach condo?
Each building sets its own leasing rules — minimum stays, lease caps and approval processes are written into the individual building's documents, and there is no neighborhood rule to quote. We pull the specific building's documents before you buy to lease, every time.
Is the beach private?
No — and that surprises people used to Naples' club beaches. This shoreline is open public beach: a Collier County beach park midway along it and Delnor-Wiggins Pass State Park at the north end. No association owns the sand here; owners and visitors share it.
Is there a CDD at Vanderbilt Beach?
No CDD charge appears in the Vanderbilt Beach listings and sources we've reviewed. That isn't the same as a guarantee for every parcel — we check the tax bill for the specific property before you buy.
What schools serve Vanderbilt Beach?
Naples Park Elementary, Pine Ridge Middle School and Barron Collier High School, per current listing school fields. School zoning is address-specific — confirm with the district for the specific home.

MICHAEL'S TAKE Vanderbilt Beach is the address I recommend when a buyer wants the beach itself — not a beach club, not a tram, not a master plan — just two miles of Gulf sand with a home attached to it. Know what you are buying, though: there is no "Vanderbilt Beach fee" and no community rulebook. Every tower writes its own — its own quarterly dues, its own reserves, its own rental policy — and two condos with the same sunset view can carry very different numbers. The shoreline is shared by everyone; the building is the decision. Buy the building first, then the beach. |
