NAPLES, FLORIDA · SOUTH OF IMMOKALEE ROAD
Stonebridge is a guard-gated, bundled-golf country club community in North Naples — 799 homes across ten neighbourhoods around an 18-hole course, freshwater lakes and preserves, south of Immokalee Road and east of Airport-Pulling Road, west of I-75 and about three miles from the Gulf beaches. Its structure is the thing to understand first: the club and the homeowners association are a single body — a Common Interest Realty Association — so every owner is automatically a club member with full golf privileges, and there is no separate golf decision to make. This guide covers what buyers actually ask us: the full FY27 fee stack the club itself publishes, the ten neighbourhoods and their five home formats, the rental rules, the schools question, and the market.

Start with the warning, because this community's headline number needs one: the all-property median sale price is $617,000 — but the single-family median in the same snapshot is $985,000. The blended figure mixes Carrington garden condominiums (a two-bedroom median of $440,000 on the same snapshot) with Manchester and Hawthorne Estates homes, and the $368,000 gap between the two medians is the community's ten-neighbourhood spread, not a discount. Read the row for the format you are shopping: 77 homes sold in the last twelve months, the median list price sits at $550,000, the average sale runs $382 per square foot, and homes take a median of 76 days on market.

Stonebridge does not split into "HOA fees" and "club dues" the way most golf communities do, because legally it is one body: Stonebridge Country Club Community Association, Inc. is a Common Interest Realty Association — both the country club and the homeowners association. The club publishes its own dues and fee schedule, and the carrying cost has two layers: the master layer every home pays, and a neighbourhood layer set by which of the ten neighbourhoods the home sits in. Every figure below is the club's published FY27 schedule (fiscal year October 1, 2026 – September 30, 2027) — fees here are re-set each fiscal year, so the year is part of the figure.
Master layer — every home, FY27 — $17,600/yr ($4,400/qtr) The club's own itemisation: Resident Club Dues $9,094/yr (operating the club and its amenities) · Master Association Capital Reserves $2,667/yr · Master Association Fees $2,869/yr (common-area maintenance, landscaping and irrigation, gate access control — both manned gates plus a roving patrol — and bulk television) · Food & Beverage Service Charge $950/yr (in lieu of a per-meal gratuity; Stonebridge has no food-and-beverage minimum) · Clubhouse Renovation Fee $1,920/yr, paid quarterly, servicing the loan for the new Bistro and resort pool and the 2023 golf-course renovation — the club states this renovation loan will be paid off in February 2035 · Strategic Reserves $100/yr.
Neighbourhood layer — single-family & villas, FY27 — $2,412–$4,560/yr Primarily landscaping and irrigation, by neighbourhood: Thornbrooke $2,412 · Manchester $2,916 · Hawthorne Estates $3,420 — and Shoreham $4,560, the attached-villa neighbourhood, whose fee also carries liability and flood insurance and roof and painting reserves, which is why it sits above the estate neighbourhoods.
Neighbourhood layer — condominiums, FY27 — $5,300–$7,800/yr Covering property management, landscaping and irrigation, building exterior maintenance, the neighbourhood pool and reserves, by neighbourhood: Heatherwood $5,300 (garage owners +$200/yr) · Carrington $6,024 · Middleburg $7,080 · Willow Bend $7,500 · Braeburn $7,552 · Ashton Oaks $7,800.
CDD / district assessments — none In the association's own words: "Stonebridge does not have a CDD." No community development district assessment rides on the tax bill. The honest contrast: the community's capital debt is the club's own renovation loan, carried inside the master layer above as the $1,920/yr (FY27) renovation fee until the loan is paid off in February 2035 — a fee layer, not a tax-bill district.
Fees at closing (buyer) — $17,500 resale fee + $600 transfer + $299 estoppel The Resale Fee is $17,500, paid at closing and funding new capital items (current Stonebridge owners who buy another Stonebridge home within a year of selling are exempt, per the club). The membership transfer fee is $600 and the estoppel fee $299.
What the layers add up to: a Carrington garden condominium carries $17,600 + $6,024 = $23,624 a year (FY27), and a Thornbrooke home carries $17,600 + $2,412 = $20,012 a year (FY27) — labelled worked examples from the club's schedule; your neighbourhood's figure is the one to underwrite. And the joining economics, stated whole: there is no equity, deposit or initiation fee to become a member — the value of the home includes the value of the membership — and every resale pays the $17,500 resale fee at closing above. Both halves are the deal.
When you purchase a home in Stonebridge, you are automatically a member of Stonebridge Country Club — full golf privileges included, with no tiers to choose between and no separate golf or social decision to make. Because every owner is also a member, the club runs a full social calendar on a membership that renews itself with every resale.
The course. 18 holes, par 71, designed by Gene Bates and opened in 1992; redesigned by Gordon Lewis in 2010 and again by Kipp Schulties, completed in 2023 — the renovation programme that also delivered the new Bistro and resort-style pool. Water and preserve edges shape play across the routing, and the lakes that give the neighbourhoods their views are the same lakes the course wraps around.
Around the clubhouse. A completely renovated clubhouse with four dining venues — the Grill Room, Dining Room, Veranda and Lakeside Bistro; 5 lighted Har-Tru tennis courts and pickleball; the resort-style pool and spa completed in 2023, plus the neighbourhood pools; a fitness center and a putting green. Entry is through the gates the master fee staffs: a 24-hour manned entrance on Immokalee Road and a 13-hour manned entrance on Airport-Pulling Road, with a roving patrol.
At Stonebridge the neighbourhood is the format, the fee layer and the maintenance answer in one — the club itself organises its 799 homes as ten neighbourhoods, and buyers shop them in that order. The five formats, with their neighbourhoods attached:
Single-family estate homes — Hawthorne Estates & Manchester — the community's top format: Hawthorne Estates homes run about 2,242 to 4,144 square feet, and Manchester's estate streets (including addresses carrying the community's original Southampton name in the records) hold homes like the 3,526-square-foot, quarter-acre example built in 2001. Best for: buyers who want the bundled club life wrapped around a full estate home.
Detached villas & single-family homes — Thornbrooke — ranch homes of about 1,800 to 1,936 square feet, many with private pools, on the community's lowest single-family neighbourhood fee (FY27, in the fee section above). Best for: a house-and-pool life at the lightest neighbourhood layer in the community.
Attached villas — Shoreham — single-family-format villas of about 1,612 to 1,650 square feet, with a neighbourhood fee that uniquely bundles liability and flood insurance and roof and painting reserves — more carried by the association, less arranged by the owner. Best for: buyers who want a villa footprint with the exterior obligations already handled.
Coach homes — Ashton Oaks, Braeburn & Middleburg — the larger condominium format: low-rise units of about 1,761 to 2,435 square feet, typically with a one-car garage, in small buildings of a handful of homes. Best for: lock-and-leave space that still lives like a house.
Garden condominiums — Carrington, Heatherwood & Willow Bend — low-rise two-bedroom, two-bath homes of about 1,183 to 1,592 square feet with carport or assigned parking and screened lanais on golf and lake views. Best for: the most accessible way into a bundled-golf community — full membership included, at condominium scale and carrying costs.
Stonebridge was developed from the early 1990s and built out from the mid-1990s through the early 2000s by Taylor Woodrow Communities — the community began under the name Southampton Country Club, which is why that name still surfaces in older records. The Gene Bates course opened in 1992 and has been renewed twice since — Gordon Lewis's redesign in 2010 and Kipp Schulties' redesign completed in 2023, alongside the new Bistro and resort-style pool. What that timeline buys a purchaser today is a finished, mature community in the middle of North Naples rather than at its expanding edge — with a club that has just come through a full renovation cycle.

FREQUENCY A maximum of four leases per calendar year per home.

THE PROCESS Leases require association approval, and individual neighbourhoods carry their own use restrictions on top of the community rule — confirm the specific home's neighbourhood documents before you sign.

TENANT CLUB USE Tenants may take a transfer of the owner's club membership for a fee — your renter can hold the golf and club privileges during the lease, arranged through the association.
Separately, and only as background: Collier County requires registration of short-term vacation rentals in the unincorporated county that are rented for under 30 days more than three times a year (Ordinance No. 2021-45). The association's own 30-day minimum is stricter and is the rule that governs in practice at Stonebridge. Buying to lease? Confirm the rule against the specific home's neighbourhood documents before you buy.
Stonebridge is zoned for Pelican Marsh Elementary School, Pine Ridge Middle School and Aubrey Rogers High School (Collier County Public Schools) — confirmed in the district's zoning tool in October 2026 across the community's neighbourhoods, from Carrington condominiums to Manchester estate homes. One caution worth knowing: older listing records for Stonebridge still show North Naples Middle and Barron Collier High — those predate the district's 2023 North Naples boundary revision and are simply out of date. Zoning runs by address, so confirm your specific home in the CCPS zoning tool before you buy — and if schools are driving the purchase, make that confirmation part of the offer, not an afterthought.
School assignments per Collier County Public Schools zoning, confirmed in the CCPS Interactive Zoning Tool, October 2026 — confirm for your specific address with CCPS before you buy.
How much are the fees in Stonebridge?
Budget two layers, both published by the club for FY27 (October 2026–September 2027): the master layer is $17,600 per year for every home — club dues, capital reserves, association fees, the food-and-beverage service charge, the renovation fee and strategic reserves — and your neighbourhood adds $2,412–$4,560 a year in the single-family and villa neighbourhoods or $5,300–$7,800 in the condominium neighbourhoods. A Carrington condo totals $23,624 a year; a Thornbrooke home, $20,012. There is no CDD.
Is golf really included — do I join the club separately?
It is included, and there is nothing to join separately: Stonebridge is a bundled-golf community where the club and the HOA are one association, so buying a home makes you a full golf member automatically. There is no equity, deposit or initiation fee — and every resale pays a $17,500 resale fee at closing, plus a $600 membership transfer fee.
Is there a CDD in Stonebridge?
No. In the association's own words, Stonebridge does not have a CDD, and no district assessment rides on the tax bill. The club's renovation loan is carried inside the dues instead — the $1,920-a-year (FY27) renovation fee, which the club states will be paid off in February 2035.
Can I rent out a Stonebridge home?
Yes, within the association's rules as reflected in current MLS records: leases run a minimum of 30 days, up to four leases per calendar year, with association approval — and your tenant can take a transfer of your club membership for a fee. Confirm the specific home's neighbourhood documents before you buy to rent.
What kinds of homes are in Stonebridge?
799 homes in ten neighbourhoods and five formats: single-family estate homes (Hawthorne Estates, Manchester), detached villas and single-family homes (Thornbrooke), attached villas (Shoreham), coach homes (Ashton Oaks, Braeburn, Middleburg) and garden condominiums (Carrington, Heatherwood, Willow Bend). The neighbourhood is the format — and it sets the fee layer, too.
What schools serve Stonebridge?
Pelican Marsh Elementary School, Pine Ridge Middle School and Aubrey Rogers High School — confirmed in the district's zoning tool in October 2026 across the community's neighbourhoods. Older listings may still show the pre-2023 schools (North Naples Middle, Barron Collier); those records predate the district's 2023 boundary revision. Zoning is per address — confirm your specific home with Collier County Public Schools before you buy.

MICHAEL'S TAKE Stonebridge is the community I recommend when a buyer wants the country-club question settled by the deed itself — you buy the home and you are a full golf member, on a Gene Bates course that was redesigned in 2023, in a club where every neighbour holds the same membership you do. Know what you are buying, though: bundled is a structure, not a discount — the FY27 master layer is $17,600 a year before your neighbourhood fee is added, there is no initiation fee but every resale pays a $17,500 resale fee at closing, and the club re-sets the whole schedule each fiscal year, so underwrite the current year and expect it to move. Buy the bundle first, then the house. |
