SOUTHEAST NAPLES, FLORIDA · US 41 · COLLIER COUNTY
A Taylor Morrison resort community still being built on about 525 acres off US 41 in southeast Naples — 1,250 homes at build-out, wrapped around an amenity campus that opened in September 2024: a resort pool, a spa, a 24-hour fitness center, two dining venues and a second amenity building, The Venue. There is no golf course and no club to join — the amenities belong to the association and ride in the HOA fee. This guide covers what buyers actually ask us: the real fees (there are five layers, not one), the Currents CDD, the market, the homes, the rental rules, and the schools.

ESPLANADE BY THE ISLANDS AT A GLANCE
|
Esplanade by the Islands is a still-building community, so its closing record mixes builder deliveries with genuine resales — and its two products barely share a price point, which is why this page never prints one blended median. In the twelve months to late August 2026, the Southwest Florida MLS recorded 111 closings here: detached single-family homes at a $1,015,000 median (65 sales) and coach homes and attached product at a $539,041 median (46 sales). Across all 111, the median sale was $295 per square foot, the median home took 57 days to sell, and sellers averaged 96.4% of their asking price.

Every guide that quotes a single "HOA fee" for this community is quoting one layer of five, usually mislabelled — current listings print "HOA fees" anywhere from $260 to $2,298 a quarter for homes behind the same gate. The real stack is the master association assessment (set by home type), a condominium assessment for coach-home owners, an $800 annual food minimum, the Currents CDD assessment on the tax bill, and a one-time working-fund contribution when a home resells. Here is each layer, from the association's board-adopted 2026 budget and the recorded Declaration:
Master association fee — $3,750–$5,655/yr, by home type (2026, billed quarterly) Single-family homes: $5,305.75 on a 52-foot lot, $5,456.00 on a 62-foot lot, $5,654.75 on a 76-foot lot — the total steps with lot width because the landscape component does; the association maintains the landscaping on individual lots. Twin Villas: $5,481.79. Coach Homes: $3,750.00 to the master association, plus the condominium assessment below. The fee funds the amenity campus the association runs itself — administration, lifestyle, sports courts, fitness, spa, common grounds and the two operating dining venues.
Coach-home condominium assessment — amount not published Coach homes sit in at least three separately recorded condominiums (on Zeno, on Lucerna and on Giardino Streets), each with its own assessment covering the building's exterior, roof and structural insurance, on top of the master fee. There may be three different amounts; the figure for a specific unit comes from its resale package, never from a community-level number. Twin Villas carry no sub-association — their roofs and exterior paint are the master association's job, which is what their assessment funds.
Food minimum — $800/yr, mandatory Per the association's own 2026 budget: an annual food minimum of $800 per lot or unit, and what you spend at both the Bahama Bar and the Toasted Café counts toward it.
Working Fund contribution (buyer, at resale) — $5,000 one-time Under the recorded Declaration (§9.9), each buyer purchasing from a prior owner — not from the builder — pays $5,000 per lot at closing. It is an association working-fund contribution that offsets operating costs, not a club initiation fee; there is no initiation here to pay.
CDD / district assessments — about $1,059–$3,944/yr, on the tax bill Esplanade by the Islands sits in the Currents Community Development District, a Chapter 190 district established by Collier County in 2019; its assessment arrives as a non-ad valorem line on the county tax bill, separate from HOA dues, and funds the stormwater system, the lakes and a 30.9-acre preserve. On the district's adopted FY2027 budget, per-home assessments run about $1,059–$1,649 for coach homes and twin villas and about $2,333–$3,944 for single-family homes, by lot width and phase — confirm the exact line on the tax bill for the specific home you are buying; some owners have prepaid their parcel's share in full.
Club membership — There isn't one No separate club, no initiation, no club dues. The resort runs as departments inside the association budget, and amenity access comes with ownership and the master fee above. There is no golf membership to buy either — there is no course (residents are offered a discounted Troon Access membership for Troon-managed courses elsewhere — an off-site perk, not community golf).
One caution that belongs in plain sight: today's assessments are build-out-era figures. The 2026 operating budget runs a shortfall of about $2.08 million that the developer funds while it controls the association — an obligation that ends when the builder hands over control — and the association's reserves are not fully funded, so special assessments are possible. Treat every figure on this page as a current-year number, not a permanent one.
Taylor Morrison is both developer and sole builder, and the program is 1,250 homes at build-out: 876 single-family lots across seven plats — including 176 twin villas — plus 374 coach-home condominium units. The community is still being built: as of late August 2026 the builder's site plans marked 855 of the 1,250 homes sold, and the county tax roll showed 717 homes standing. The oldest homes date to 2020 — Phase 1 was platted under the name Bella Tesoro, which is why histories that start at "Phase 2" undercount the place.
Detached homes come in two collections by homesite width: the 50-foot Collection (five plans, about 1,843–2,903 square feet) and the 60-foot Collection (six plans, about 2,475–4,591 square feet, all with three-car garages). Twin Villas are paired single-story villas of roughly 1,647–1,950 square feet on Tolmino, Sacile, Vittorio and Gavello Streets — a major resale segment, though the builder no longer markets them new. Coach Homes are condominium units in eight-unit, two-story buildings — four plans from about 1,717 to 2,393 square feet, first- or second-floor. One pricing warning: the builder's base prices are house-only — they exclude the homesite, options and closing costs — so a headline "from" price is never an entry price here.
The amenity campus at 15450 Bella Tesoro Street opened to members in September 2024, and it is the centre of gravity here: a resort pool with cabanas, poolside service and a fireside lounge — plus a satellite cabana pool on Zeno Way — a Wellness Center (Taylor Morrison credits it as the Collier Building Industry Association's 2025 Best Clubhouse), The Spa with treatment rooms and a full-service salon, a fitness center open 24 hours, and two dining venues: the poolside Bahama Bar and the Toasted Café. A second amenity building, The Venue — lifestyle and flex rooms, a catering kitchen, an outdoor terrace — opened in early 2026. Around the buildings: tennis, pickleball and bocce courts (open since April 2024), a Bark Park dog park, fire pits, walking and biking paths, and a full-time on-site lifestyle manager running the clubs and calendar. Taylor Morrison also credits the Coach Homes as the Lee Building Industry Association's 2025 Best Multi-Family Community.
Two honest notes. First, there is no golf course — this is the Esplanade built around a campus, not a fairway — and no marina or beach facility inside the gates; the kayaking and fishing clubs run off-site, toward Isles of Capri, Goodland and Marco Island. Second, part of the campus is still on the plan: a Culinary Center, and two further venues named Barrel House Bistro and Olive & Vine, are funded and planned but not built, and the builder publishes no opening date for them. Buy what is open today; treat the rest as intention, not amenity.

THE WHOLE HOME, ONLY Leases cover the entire home — no renting a portion of it — and time-share leasing and sales are prohibited outright.

THE PROCESS A copy of the signed lease goes to the Association within five days of execution, and every lease must give the Association the right to terminate it if the tenant defaults under the governing documents. A home whose owner is behind on assessments may not be leased until the balance is paid or the Association consents in writing.
Buying to lease? The recorded rules above govern the master community; coach-home condominiums carry their own recorded terms — always confirm the current rules for the specific property before you buy.
Esplanade by the Islands addresses are zoned for Manatee Elementary School, Manatee Middle School and Lely High School (Collier County Public Schools) — the same assignment across the community, verified on addresses in every section. School assignments are per Collier County Public Schools zoning as of October 2026 — confirm for your specific address before you buy.

How much are the HOA fees in Esplanade by the Islands?
There is no single fee — the master assessment is set by home type in the association's adopted 2026 budget: $5,305.75 a year for a single-family home on a 52-foot lot, $5,456.00 on a 62-foot lot and $5,654.75 on a 76-foot lot; $5,481.79 for a twin villa; and $3,750.00 for a coach home, whose owners also pay a separate condominium assessment that is not published. On top of the master fee sit an $800 annual food minimum and the Currents CDD assessment on the tax bill (about $1,059–$3,944 a year). A listing quoting one "HOA fee" for this community is quoting one layer of that stack.
Is there a CDD in Esplanade by the Islands?
Yes — the Currents Community Development District, established by Collier County in 2019. Its assessment is a non-ad valorem line on your county tax bill, separate from HOA dues, and runs about $1,059–$3,944 a year per home depending on home type, lot width and phase (district's adopted FY2027 budget). Confirm the exact figure on the tax bill for the specific home; some owners have prepaid their parcel's share.
Is this the Esplanade with the golf course?
No — and the confusion is constant. This is Esplanade by the Islands, on US 41 in southeast Naples (34114): no golf course, no club membership. Esplanade Golf & Country Club is a different Taylor Morrison community some 20 miles north on Immokalee Road, with bundled golf and entirely different fees and schools. Nothing from that community's numbers applies here.
Can I rent out an Esplanade by the Islands home?
Yes, on the recorded terms: leases run a minimum of thirty days, cover the entire home (no partial rentals, no time-shares), and a copy of the lease goes to the Association within five days of signing. Coach-home condominiums carry their own recorded leasing terms — confirm the rules for the specific property before you buy.
Is the community finished?
Not yet. The amenity campus opened in September 2024 and The Venue in early 2026, and as of late August 2026 the builder had sold 855 of the planned 1,250 homes, with 717 standing. Construction continues, today's HOA figures are developer-subsidised build-out-era numbers, and three further campus venues (a Culinary Center, Barrel House Bistro and Olive & Vine) are planned without a published opening date.
What flood zone is Esplanade by the Islands in?
The land is mapped Zone AE — a Special Flood Hazard Area with a base flood elevation of 7.0 feet — on the current FEMA map, and the community sits in Collier County Hurricane Evacuation Zone A; FEMA determinations have also removed 30 individual structures to Zone X (shaded). Zones and elevations are per-structure facts here: check the elevation certificate and the flood determination for the specific home before you buy.

MICHAEL'S TAKE Esplanade by the Islands is the community I recommend when a buyer wants the resort without the country-club bill — a full amenity campus with a spa, a fitness center that never closes and two dining venues, all run by the association and carried inside the HOA fee instead of a six-figure initiation, on the road to Marco Island. Know what you are buying, though: there is no golf course here, two of the campus restaurants are still on the plan rather than on the ground, and today's fees are builder-subsidised numbers that will reset when the developer hands over control. The campus is the product — so buy the campus first, then the home. |
