EAST NAPLES, FLORIDA · EAST OF COLLIER BOULEVARD
Forest Glen is a gated, bundled-golf country-club community in East Naples — 799 residences across six enclaves on 630 acres of pine forest and preserves, east of Collier Boulevard at Beck Boulevard and about a mile from I-75 (Exit 101). The proposition is unusually direct for Naples: the club is member-owned, and golf membership comes with the home — it is funded inside the mandatory master dues, with no separate initiation to buy. Around that course sit five home formats, from mid-rise condominiums to detached single-family homes on Jungle Plum. This guide covers what buyers actually ask us: the two-layer fee stack, how the bundled golf really works, the enclaves and formats, the rental rules, the schools, and the market.

FOREST GLEN AT A GLANCE
|
Start with the warning, because this community's headline number needs one: the all-property median sale price is $417,250 — but the single-family median in the same snapshot is $550,000. Forest Glen blends Britannia and Bishopwood condominiums with Jungle Plum detached homes, so the blended figure sits some $133,000 below the house market it is often quoted for, and the −11% year-over-year move in the median records what sold, not values falling by a ninth. Read the row for the format you are shopping: the snapshot's townhouse median is $599,000, the median list price sits at $479,900, the average sale runs $286 per square foot, and homes take a median of 91 days on market. In listings accessed October 30, 2026, the community's spread ran from entry listings at $246,900 to a top listing at $799,000 — one of the widest, and lowest, entry points of any bundled-golf community in Naples.

The fee story here is a two-layer stack, and the layers must never be folded into one number. Every home pays the Master Association quarterly — and that master fee is where the bundled golf lives. Most homes then pay a second, neighbourhood-association fee that varies by enclave. Print the layers separately, with the neighbourhood named, and the picture is honest; blend them, and it is not.
Master Association dues — $2,112–$2,122/qtr (≈$8,450–$8,490/yr), mandatory, as of 2026 listings Payable to the Forest Glen Golf & Country Club Master Association. What the master fee includes, per the listings' own fields: cable TV, golf, internet, irrigation water, maintenance grounds, recreation facilities, reserve fund, road maintenance, street lights and security. The golf membership is not billed on top of this — it is funded through it. That is the whole meaning of "bundled" at Forest Glen.
Your neighbourhood association — roughly $670–$1,755/qtr, by enclave A second layer on top of the master, from 2025–26 listing examples: Periwinkle Villas at $667–$695 per quarter, Bishopwood East condominiums at $1,348, Britannia at $1,291–$1,313, and Barrington coach homes at $1,691–$1,755. The range is the honest figure — there is no single community condo or villa fee. Detached single-family homes on Jungle Plum: whether a given street carries a separate enclave layer depends on that street's documents — confirm for the specific home before you buy.
Food & beverage minimum — $750/yr Payable to the club, per the association's fee worksheet dated January 2025 — a real annual cost of club life here, stated with its source date because worksheets are reissued.
CDD / district assessments — none There is no community development district for Forest Glen, and no CDD assessment rides on the tax bill — a 1999 Collier County planned unit development whose infrastructure is carried by the master association and the member-owned club. You pay Collier County property taxes for your parcel, plus the association layers above.
One-time charges at closing — apply; confirmed at purchase A one-time capital contribution and a working-capital charge apply at closing under the association's fee worksheet. Because the labels and amounts attached to one-time charges have been coded inconsistently across listing records, this page prints no single figure for them: confirm the current amounts against the association's own fee worksheet before you write the offer.
The honest summary: one mandatory master fee that carries the golf, the gate, the clubhouse amenities and the grounds; a neighbourhood fee on top that depends entirely on which enclave you buy in; a $750-a-year food and beverage minimum (January 2025 worksheet); and no CDD anywhere in the stack. The number to underwrite is the two layers for your enclave and your format — not a community total, because a total built from another enclave's layer is not your bill.
Forest Glen Golf & Country Club, at 3855 Forest Glen Blvd, is a member-owned club — and at Forest Glen, membership is not a second purchase standing between you and the first tee. Golf membership is included with home ownership, funded through the mandatory master dues above: there is no separate initiation fee, and current sources show no waitlist — golf is available from the day you close (as of October 2026 listings). The club publishes no dues schedule of its own, because the master dues are the schedule; confirm current terms with the club when you buy.
The course. Eighteen holes at 6,820 yards, with a design history the club itself tells in three chapters: the course opened in 1999 with an original layout by Gordon Lewis; Arthur Hills–Steve Forrest & Associates redesigned it in 2008; and Ron Forse Design enhanced it in 2024 for the club's 25th anniversary — TifEagle greens, TifGrand surrounds and Sea Isle Supreme Paspalum elsewhere, with a new practice facility: putting green, short-game area and driving-range hitting bays.
Around the course. A clubhouse with dining in the Main Dining Room and outdoors at the Eagle's Nest, the poolside venue; a resort-style community pool and spa/hot tub, with a separate neighbourhood pool besides; a fitness center; four Har-Tru tennis courts and four pickleball courts; bocce courts; a putting green; a pro shop; meeting and banquet facilities; an organised social calendar; and a paved preserve path of about two miles for biking, jogging and walking through the pines. One detail residents prize and visitors notice: owners may own and operate their own golf carts — your cart, your garage, no fleet rules standing in the way of an evening round.
Forest Glen was built as a community of individual enclaves — Barrington, Bishopwood East, Bishopwood West, Britannia, Periwinkle Villas and the Jungle Plum single-family streets — and the formats span nearly the whole Naples range inside one set of gates. In the listings snapshot accessed October 30, 2026, that spread ran from $246,900 at the condominium end to $799,000 for the community's detached single-family listing.
Britannia mid-rise condominiums — two-bedroom condominiums of about 1,170–1,332 square feet in four-storey buildings on Loblolly Bay Drive: the value end of the community, and the lowest-cost door into bundled golf in this part of Naples. Best for: buyers who want the club and the course with the least house to carry.
Bishopwood East garden condominiums — sixteen two-storey buildings of six condominiums each: two-bedroom-plus-den homes of about 1,261–1,599 square feet with detached one-car garages, built around 2001–2003. Best for: a ground-level, lock-and-leave format with a den's worth of extra room.
Barrington and Bishopwood West coach homes — three-bedroom carriage and coach homes (Bishopwood West's phases are described both as coach homes and as attached villas — the individual listing governs) up to about 2,193 square feet, with two-car garages, barrel-tile roofs and paver drives. Best for: house-scale rooms and a real garage, without a detached house's upkeep.
Periwinkle Villas twin villas — attached two- and three-bedroom villas of 1,534–1,688 square feet on Periwinkle Way, many with private pools and two-car garages, built 1999–2002. Best for: villa living with your own pool, a short cart ride from the clubhouse.
Jungle Plum detached single-family homes — the community's detached enclave: a community description counts 18 single-family homes on Jungle Plum Drive West, each with a private screened pool and floor plans averaging over 2,000 square feet in two to four bedrooms, with further detached homes on the Jungle Plum East streets. Best for: buyers who want a standalone house and pool inside a bundled-golf gate.
Forest Glen is a single-era community: the club opened in 1999, the homes in current records were built 1999–2005 (the median year built is 2001), and the developer named on the county's own PUD record is the Ronto Group (Ronto Golf Estates, Inc.). The course has been renewed twice since — the 2008 redesign and the 2024 enhancement for the club's 25th anniversary. What that timeline buys a purchaser today is a finished, established community — mature pine-forest landscaping, a member-owned club with a quarter-century of history, and no construction phases still to come — in East Naples, rather than at its expanding edge.

LEASES PER YEAR — SET BY YOUR ENCLAVE There is no single community-wide cap, and any page that quotes one is wrong for at least one enclave: current listing fields show 3 to 4 leases per year depending on the neighbourhood. Confirm the cap for your enclave and your specific home before you buy to rent.

THE COUNTY LAYER — SEPARATE, AND NOT AN ASSOCIATION PERMISSION Forest Glen sits in unincorporated Collier County, where a county ordinance (No. 2021-45, effective January 3, 2022) requires registration of short-term vacation rentals — homes rented for less than 30 days, more than three times in a calendar year. That is a county registration layer sitting underneath the association's rules, not a route around them: the association's 30-day minimum is the operative constraint for owners here.
Buying to lease? The minimum is verified above; the frequency cap and the tenant arrangements for your enclave are confirmed from the association's own documents for the specific home, before you write the offer.
Forest Glen addresses are zoned for Lely Elementary School, Manatee Middle School and Lely High School (Collier County Public Schools) — the same trio across the community's enclaves, in both the MLS school fields on current listings and the district-facing local guides. It is an East Naples answer for an East Naples community: if a source places Forest Glen children in North Naples schools, it is describing a different part of the city. School zoning is address-specific; confirm with the district for a particular home.
School assignments are per Collier County Public Schools zoning — confirm for your specific address with CCPS before you buy. Assignments shown as of October 2026.
Where exactly is Forest Glen?
In East Naples, east of Collier Boulevard at Beck Boulevard — the main and visitor entrance is on Collier Boulevard, the Beck Boulevard entrance is residents-only — about a mile from I-75 (Exit 101), between Rattlesnake Hammock Road and Davis Boulevard, ZIP 34114. It is an East Naples community; it is not on Immokalee Road.
Is the golf really included?
Yes — that is what bundled means here. Golf membership comes with home ownership at the member-owned Forest Glen Golf & Country Club and is funded through the mandatory Master Association dues ($2,112–$2,122 per quarter as of 2026 listings, which list golf among the master fee's inclusions). There is no separate initiation fee, and current sources show no waitlist.
What are the total HOA fees in Forest Glen?
Budget two layers, never one folded number: the master dues above, plus your neighbourhood association's fee — roughly $670–$1,755 per quarter depending on the enclave (2025–26 listing examples: Periwinkle Villas at the low end, Barrington coach homes at the high end) — plus a $750-a-year food and beverage minimum (January 2025 fee worksheet). There is no CDD.
Is there a CDD in Forest Glen?
No. No community development district exists for Forest Glen and no CDD assessment rides on the tax bill — the master association and the member-owned club carry the community's infrastructure.
What kinds of homes are in Forest Glen?
Five formats across six enclaves: Britannia mid-rise condominiums, Bishopwood East garden condominiums, Barrington and Bishopwood West coach homes, Periwinkle Villas attached twin villas, and detached single-family homes on Jungle Plum — 799 residences on 630 acres in all.
Can I rent out a Forest Glen home?
Yes, within the association's rules: a 30-day minimum lease (per current MLS listing fields), and a cap of 3 to 4 leases per year that depends on your enclave — there is no single community-wide cap. Seasonal renting is well established here; confirm your enclave's exact terms from the association's documents before you buy to rent.
What schools serve Forest Glen?
Lely Elementary School, Manatee Middle School and Lely High School (Collier County Public Schools), consistent across the community's enclaves. Confirm the zoning for your specific address with CCPS before you buy.

MICHAEL'S TAKE Forest Glen is the community I recommend when a buyer wants bundled golf in Naples at a carrying cost the format usually doesn't allow — a member-owned club, a course that has been properly redesigned twice since it opened, your own golf cart in your own garage, and a tee time that starts the day you close, with no waitlist and no initiation standing in front of it. Know what you are buying, though: the master dues are only the first layer, and most homes carry a neighbourhood fee on top that changes the bill by enclave; the rental cap is your enclave's number, not a community one; and the one-time closing charges need the association's current worksheet in front of you, not a figure lifted from a listing. Buy the tee time first, then the house. |
