ESTERO, FLORIDA · BEN HILL GRIFFIN PARKWAY AT CORKSCREW ROAD
Grandezza is a private, gated, master-planned golf and country club community in the Village of Estero, in Lee County — east of I-75 at the Ben Hill Griffin Parkway and Corkscrew Road interchange (I-75 Exit 123), across the parkway from Miromar Outlets and minutes from Florida Gulf Coast University and Hertz Arena. About 980 homes sit in ten villages across about 550 acres, around an 18-hole course, the association's count of 24 lakes and about 41 acres of oak-and-pine preserve. Developed by Stock Development from 2001 through the late 2000s, the community is fully built out — every sale today is a resale. One distinction defines the club, and this guide states it plainly: every resident carries a compulsory Social membership in The Club at Grandezza, and golf membership is an optional upgrade, chosen separately. What follows covers what buyers actually ask us: how the three fee layers work, how the club's membership tiers are structured, how the ten villages differ, the schools, and the market.

GRANDEZZA AT A GLANCE

Start with the warning, because this community's headline number needs one: the all-property median sale price is $620,000 — but the single-family median in the same snapshot is $757,500. The condominium villages trade far lower and Grande Estates trades far higher, so the blended median sits about $137,000 below the house market it is usually quoted for, and the −14% year-over-year move in the median records the mix of what sold as much as any change in values. Read the row for the village and format you are shopping: 111 homes sold in the last twelve months, the median list price sits at $622,000, the average sale runs $281 per square foot, and homes take a median of 114 days on market.

There is no single "Grandezza HOA fee," and any page that quotes one number as the whole story is bundling layers that should be read separately. Ownership here is a stack of three: the Master POA assessment, your village sub-association assessment, and the mandatory club fee for the compulsory Social tier. The layers are set out separately below — association first, club second, district third — because each is paid to a different body, on a different basis.
Master POA assessment — $600/qtr per home (2025) The association's own published budget figure for 2025, collected inside your village's quarterly assessment — you will not see it as a separate bill. The Grandezza Master Property Owners Association is governed by a resident-elected board and professionally managed by Vesta Property Services; the master layer covers the gate and access control, the primary internal roads, common-area landscaping, the master architectural review board, and the lakes and stormwater system. Bulk cable TV and high-speed internet ride inside this layer — the bulk services contract is about half the master budget.
Your village sub-association — varies by village and format Each of the ten villages is its own association with its own budget, and its quarterly assessment is the bill that carries the master assessment inside it. In current listings, village quarterly assessments run about $1,300–$1,325/qtr for the single-family and villa villages, master included — Savona single-family homes at $1,325/qtr and the Villa Grande and Saraceno villas at $1,300/qtr in 2026 listings. The condominium villages carry a separate condo fee on top: an Avalon listing in March 2026 itemised a condo fee of $1,875/qtr, and a Sabal Palm condominium's combined quarterly figure was $1,985/qtr in an October 2025 listing. Listing fields for the combined village assessment consistently include cable TV, internet, irrigation water, lawn and grounds maintenance, management, security and street lights, with the condominium records adding insurance, water and sewer, exterior pest control and reserves. Read the figure for your village — the single-family number is never a condominium's carrying cost.
The club layer — compulsory Social membership — structure only; confirm current charges with the club Every Grandezza resident who does not hold a higher membership level carries a compulsory Social membership in The Club at Grandezza, and a mandatory club fee applies to that tier. The club does not publish an initiation or dues schedule, so this page prints no club figures: confirm the current mandatory fee, and the initiation and dues for any higher tier you are considering, directly with the club before you write an offer. Golf, Sports and Club memberships are optional upgrades on top of the Social tier — their structure is set out in the club section below.
CDD / district assessments — CDD: None There is no community development district for Grandezza, and no CDD assessment rides on the tax bill — unlike several newer Estero communities. You pay Lee County property taxes for your parcel, plus the association and club layers above.
Fees at resale — confirm at contract Confirm any transfer and joining charges for the specific home — with the association on the estoppel and with the club for the membership — before you write the offer, rather than relying on a figure carried in a listing.
The honest summary: a published master figure inside every village bill, a village layer that changes materially by format — houses and villas in one range, condominiums carrying their own fee on top — a compulsory club Social tier whose current charges are confirmed with the club, and no CDD anywhere in the stack. The number to underwrite is the one for your village and your format, not a community average, because there isn't one.
The Club at Grandezza, at 11481 Grande Oak Boulevard, has been owned and operated by Heritage Golf Group since September 2023 and is run on a non-equity basis; members also have access to Heritage's reciprocal club network. Its membership structure, in the club's own published terms, has four tiers — and only the first of them is compulsory:
Social — the resident tier that comes with ownership: dining and social events in the clubhouse, plus the resort-style pool. In the club's words, social memberships are compulsory for all residents who do not hold a higher membership level.
Club — a resident-only upgrade: tennis, swimming, fitness, dining and social, plus up to six rounds of golf a year as the guest of a Golf or Sports member, at the daily green and cart fees.
Sports — a resident-only upgrade: tennis, swimming, fitness and social, with golf on stated terms — in season (November–April), 12 tee times at the daily green and cart fees, booked two days ahead; out of season (May–October), unlimited golf on the cart fee only, booked five days ahead.
Full Golf & Executive Golf — the full golf tiers, and the point buyers most often get wrong about Grandezza: they are optional, and open to residents and non-residents alike. Full golf on the 18-hole course, plus tennis, fitness, the pool and spa, dining and social, with tee and court times reservable seven days ahead, cart or trail fees only, and a summer local reciprocal programme. A food-and-beverage minimum and cart or trail fees apply on the upper tiers. Joining the golf club is a choice made with the club — it is not a condition of owning a home here.
The course is 18 holes, par 72, designed by Darwin Sharp III and opened in 2001, playing 6,818 yards from the back (Black) tees across seven sets of tees, with a practice range, putting green and short-game area and a pro shop. Around it: a 53,000-square-foot clubhouse (the club's current figure) with five dining venues; six Har-Tru clay tennis courts; four pickleball courts, added in 2025; bocce and basketball courts; a junior-Olympic-size heated pool and spa; and a fitness centre and studio, fully renovated in 2025. Entry to the community is through a staffed gatehouse.
Village amenities sit on top. Avalon, Oakwood and Sabal Palm each have their own pool and clubhouse facilities, run by their village associations — a second, quieter layer of recreation in the condominium villages, distinct from the club's facilities above. The Master POA's layer carries the gates, lakes, preserves, walking and fitness paths and common areas between the villages.
The variety is the point: Grandezza is not one product repeated, but three format families sharing one gated address and one club — condominium villages at one end of the price ladder, custom estate homes at the other, and carrying costs that differ by village all the way up it. Village home counts below are sourced approximations from county-roll-based counts.
The condominium villages — each a condominium association with its own pool and clubhouse layer, and its own condo fee on top of the master-inclusive village assessment. Sabal Palm, the largest village at about 224 condominium homes built 2001–2004 (coach and garden homes of about 1,450 square feet and up); Oakwood, about 116 units in four-unit buildings, built 2001–2004; and Avalon, about 80 three-bedroom coach-home condominiums, built 2002–2005. Best for: lock-and-leave buyers who want the club and the gates at the community's lowest carrying formats — underwritten on the condo fee stack, not the single-family figure.
The villa villages — Villa Grande: 79 detached villas of about 2,190–3,289 square feet, together with its Solemar section (13 single-family villas) and Santa Lucia section (21 homes) — 113 homes in the Villa Grande family. Saraceno: 69 attached villas of about 1,600–2,540 square feet, built 2001–2005. Best for: buyers who want a house-sized interior and a private feel with association-handled exteriors.
The single-family villages — Savona: about 169 homes of about 1,600–2,600 square feet, built 2004–2007, the village nearest the Corkscrew Road side. Cypress Cove: about 115 detached homes, built 2001–2005. Grande Estates: about 91 custom estate homes, built 2001–2013 — the community's top rung, and the village that pulls the market's upper end. Across the community the architecture is Mediterranean and Spanish-Mission influenced, with tile roofs. Best for: full-time households and estate buyers who want the club setting with a house and grounds of their own.
Grandezza was developed by Stock Development from 2001 through the late 2000s — the condominium and villa villages first, the single-family phases through the middle of the decade, and Grande Estates' custom homes completing the set into the early 2010s. The community is fully built out, so every purchase today is a resale into a finished setting: mature landscaping around the lakes and preserve, an established club under Heritage Golf Group's ownership since 2023, and no future phases to price around.
Grandezza addresses are served by Pinewoods Elementary School and Three Oaks Middle School, and zoned for Estero High School (School District of Lee County). One Lee County nuance matters here: since about 2023 the district has assigned elementary and middle school students under a proximity plan — address-based proximity lists with ranked choice — while high school assignment remains zoned. So read the elementary and middle schools as the schools this community feeds into under that plan, and the high school as the zoned assignment — and confirm the specific address with the district before you buy, particularly if a particular school is driving the purchase. Florida Gulf Coast University, about three miles north on Ben Hill Griffin Parkway, is part of the setting rather than the school run — a genuine asset for households with a university connection, and for the area's calendar of events and sport.
School assignments are per School District of Lee County zoning and its elementary/middle proximity plan, and are address-specific within Grandezza — confirm for your specific address with the district before you buy. Assignments shown as of October 2026.
Where exactly is Grandezza?
East of I-75 at the Ben Hill Griffin Parkway / Corkscrew Road interchange (Exit 123) in the Village of Estero, Lee County — main gate on Ben Hill Griffin Parkway, across from Miromar Outlets, with Hertz Arena less than a mile north and Florida Gulf Coast University about three miles north. The clubhouse is at 11481 Grande Oak Boulevard, ZIP 33928.
What does it cost to own in Grandezza?
Budget a stack of three layers, not a single fee: the Master POA assessment was $600 per quarter per home in 2025 (the association's published figure, collected inside your village assessment and including bulk cable and internet); your village assessment comes on top of that inside the same quarterly bill — about $1,300–$1,325/qtr in total for single-family and villa villages in current listings, with the condominium villages carrying a separate condo fee as well; and the mandatory club fee for the compulsory Social tier applies, confirmed with the club. There is no CDD.
Do I have to join the golf club?
No. Golf membership — Full Golf or Executive Golf — is optional, and it is open to non-residents as well as residents. What every resident does carry is a Social membership in The Club at Grandezza (dining, social events and the resort-style pool), compulsory for residents who do not hold a higher tier. Sports and Club memberships are optional resident upgrades between the two.
Is there a CDD in Grandezza?
No. Grandezza has no community development district, so no CDD assessment rides on the tax bill — the recurring stack is the Master POA, your village association and the club.
What kinds of homes are in Grandezza?
About 980 homes in ten villages across three format families: condominium villages (Sabal Palm, Oakwood and Avalon), villa villages (Villa Grande — with its Solemar and Santa Lucia sections — and Saraceno), and single-family villages (Savona, Cypress Cove and the custom estate homes of Grande Estates). The community was built from 2001 through the late 2000s and is fully built out — every sale is a resale.
What schools serve Grandezza?
Pinewoods Elementary and Three Oaks Middle under the School District of Lee County's proximity plan, and Estero High School as the zoned high school. Elementary and middle assignment is address-based under the proximity plan — confirm the specific address with the district before you buy.
Is Grandezza gated, and is it age-restricted?
Gated, yes — a private community entered through a staffed gatehouse, with the main gate on Ben Hill Griffin Parkway. Age-restricted, no — Grandezza has no age restriction; it is an all-ages community that happens to sit minutes from a university.

MICHAEL'S TAKE Grandezza is the community I recommend when a buyer wants a full country-club life in Estero and wants the golf decision to stay theirs — the club's dining rooms, pool and social calendar come with the home through the compulsory Social membership, and the fairways are there when and if you choose them, on a Darwin Sharp course wrapped around the lakes and preserve. Know what you are buying, though: the cost of ownership is a three-layer stack — master, village and club — and the village layer is where it moves, because a Sabal Palm condominium and a Grande Estates house share a gate and a club but almost nothing else on the quarterly bill; and the club's current charges are the club's to quote, not a listing's. Buy the village first, then the house. |
