Naples Scores Number 1 in Gallup Survey of Happiest and Healthiest Communities !!!

Every year, the Gallup Organization measures the Healthiness, Happiness and Overall-Well Being of residents of cities across the United States. And for the second year in a row, Naples is Number 1!

'Naples had the country's highest number of residents thriving in community well-being, highest rates of healthy eating, lowest rates of daily stress and lowest lifetime diagnoses of depression,' according to the report.

But its not just the lovely climate and environmental beauty.  According to Gallup, Naples and Southwest Florida’s Blue Zones Project is a big factor. The Blue Zones Project is a joint civic effort -  bringing together governments, hospitals, universities and corporations – where institutions and individuals across the region strive to come up with creative ideas for encouraging well-being, health and physical activity.  

Farmers Markets, community associations, bike lanes, hiking and biking groups, traffic improvements to improve quality of life are the first parts of the plan to be put in place. It is a permanent fixture of the region’s development, and the new ideas will enhance life in our beautiful area for decades!

2016 ANNUAL REPORT; 2017 STARTS STRONG

A STRONG START TO THE YEAR 

 “We are happy to report that activity steams forward,” said Mike Hughes, Vice President and General Manager of Downing-Frye Realty. “In 2016 we closed over $1.4 billion in sales volume, and went into the new year with a strong inventory of over 1,300 listings. Through January, we were up 26% in closings over the same period last year. We continue to be optimistic about this year’s activity, especially in light of our recent performance.”

 

 

NAPLES: INVENTORY OUTPACED SALES IN 2016

Overall inventory increased 34 percent to 5,946 homes in year ending 2016 from 4,426 homes in year ending 2015. The Naples Beach area experienced the highest number of new listings with 437 homes added to its inventory during 2016, and that area also saw the largest decrease in overall closed sales during 2016 of all other geographic areas reported. Overall closed sales in this highly desired location decreased 21 percent to 1,525 homes in year ending 2016 from 1,922 homes in year ending 2015.

The local real estate market performed well in 2016 despite unpredictable market influencers (February stock market slump, low Canadian exchange rate, Brexit and Zika fears, the presidential election). The overall median closed prices for homes above $300,000 did not change during 2016. Homes in the $500,000 to $1 million price category experienced only a 3 percent decrease in their overall median closed price to $650,000 in year ending 2016 from $667,000 in year ending 2015.

 BONITA /ESTERO: BUYER’S MARKET FOR RESALES

December 2016 saw a continuation of closed home sales in all price points with an overall 3 percent increase in the median closed price. “A 3 percent increase in the median closed price shows nice, steady growth for the Bonita Springs and Estero markets,” stated Jerry Murphy, managing broker, Downing- Frye. “This number reflects a healthy, stable market.”

The number of overall closed sales, including single- family homes and condos, for the 12 months ending December 2016 was 2,904 units as compared to 3,132 units for the 12 months ending December 2015, a 7 percent decrease. Pending sales for December 2016 were at a 9 percent decrease with 2,872 units versus 3,174 units compared to December 2015. The days- on-market was 105 days, which was an increase of 38 percent from 76 days in December 2015. As of Jan. 1, 2017, there were 1,475 units of inventory for single- family homes and condominiums, and the current months of inventory stands at five months.

 FLORIDA: TIGHT HOUSING SUPPLY

Home sellers continued to get more of their original asking price at the closing table in December: Sellers of existing single-family homes received 96 percent (median percentage) of their original listing price, while those selling townhouse-condo properties received 94.7 percent (median percentage).

The statewide median sales price for single-family existing homes in December was $226,000, up 9.2 percent from the previous year.

“Florida’s markets for existing homes closed out the year in December with a performance very much in line with what we saw over the previous 11 months of 2016,” said Florida Realtors® Chief Economist Brad O’Connor. “At the local level, single family home sales increased in 15 of Florida’s 22 metro areas, while condo and townhouse sales rose in only five of these markets. And, as has been the case all year, the lack of significant sales growth in much of the state has had a lot more to do with a shortfall of supply in key price tiers than with demand.”

Inventory dipped to a 3.9-months’ supply in December for single-family homes and was at a 6-months’ supply for townhouse-condo properties.

 USA: 2016 SALES BEST SINCE 2006

Existing-home sales closed out 2016 as the best year in a decade, even as sales declined in December as the result of ongoing affordability tensions and historically low supply levels.

Lawrence Yun, NAR chief economist, says the housing market’s best year since the Great Recession ended on a healthy but somewhat softer note. “Solid job creation throughout 2016 and  exceptionally low mortgage rates translated into a good year for the housing market,” he said. “However, higher mortgage rates and home prices combined with record low inventory levels stunted sales in much of the country in December. Given current population and economic growth trends, housing starts should be in the range of 1.5 million to 1.6 million completions and not stuck at recessionary levels.”

New House Building About to Boom?

According to the US Census Bureau, the annual rate of new house construction starts calculated in December increased 11.3% over November.  

 

That is a stunning increase for one month.  In addition, the National Association of Home Builders projects a 10% annual increase for 2017 over 2016, already a strong year.  That translates into more than 1.2 million new houses in 2017.  But, even at these numbers, adjusting for population and income, house construction is still almost 40% below its historical average.  That is a lot of room to grow, and that pent-up demand is the reason many home builders are so optimistic.

 

We will address new home construction in Florida and Southwest Florida in other posts, but given the overall importance of the house building business for the US economy (15-20% of total GNP), we think these numbers are indicative of a strong economy and strong real estate values going forward.

Monthly Update January 2017

Every month we publish our outlook for the Naples, Bonita Springs and Southwest Florida Residential Real Estate Market.

This month, things are looking very positive, as you can see below.  Pent-up demand, availability of credit, a very strong economy and a chilly early winter in our feeder markets all contribute to a rosy picture.

OPTIMISTIC !

Happy New Year! New Years Day is the last of the big days of the Holiday Season, a day for Bowl Games and Parades; resolutions and relaxation. 
  
But to those of us active in the Real Estate Community here in Naples, it means one very important thing: “The Season” is here! 

We are very optimistic that 2017 will be a strong year for real estate in Naples and Southwest Florida. 2016 was a year of caution in the market, due in part to uncertainty about the election and the economy. There was also a profound lack of inventory, frustrating many buyers. But things have changed.

Let us tell you why we are predicting a strong season for buyers.

NAPLES: HIGH ACTIVITY LEVELS PREDICTED - Purchase activity is up, and more properties are available.

Pending and closed sales in the greater Naples housing market continue to increase. In addition, more sellers entered the market in November, which resulted in a 40 percent increase in inventory to 5,733 properties in November 2016 from 4,095 properties in November 2015 (300 more properties than October 2016). 

Over 50 percent of homes sold in the last year were in the $300,000 and below price category. This segment continues to see an increase in sales month over month. In November 2016 there was an 8 percent increase in overall closed sales to 285 closed sales from 264 closed sales in November 2015. 

Although it might be surprising, one of the drivers of real estate activity in Naples and the surrounding areas is the weather up North. Cold temperatures or a large number of snowstorms make a move to Southwest Florida even more appealing than it usually is. In some parts of the Northeast and Midwest, temperatures were very cold this fall. We notice a real spike on our website in response to weather and this fall has been no exception. We are seeing and hearing from a larger than normal number of buyers, so we are optimistic that there will be many buyers interested in our greatly increased inventory.

BONITA /ESTERO: VALUES INCREASING - Pending Sales jumped 30% over November 2015 and Median Prices increased by 5%.

In comparing the month of November 2016 to the month of November 2015, closed sales increased by 3 percent, pending sales increased by 30 percent and the median price increased by 5 percent. “November’s increase in closed and pending sales indicates buyers are ready to move on the properties they want,” said Jerry Murphy, Managing Broker of Downing-Frye’s Bonita Springs office. “Buyers know that homes in Bonita Springs and Estero are value-priced and this is where they want to be. Buyers will continue to purchase homes that are priced to market.”

FLORIDA: MORE CREDIT AVAILABLE; BUSY REAL ESTATE MARKETS -10% Price Increases over 2016; more credit is available, which means more buyers; and more new listings than 2015. 

November was a busy month for Florida’s housing market with more sales, more new listings, rising median prices and fewer all-cash transactions. Single- family home sales totaled 19,763, up 12.8 percent from November 2015, while townhouse-condo sales totaled 7,794, up 4.1 percent compared to a year ago. 

The statewide median sales price for single-family existing homes last month was $220,000, up 10 percent from the previous year, and for townhouse-condo properties was $162,000, up 8 percent over the year- ago figure. Inventory dipped to a 4.1-months’ supply in November for single-family homes and was at a 6.1-months’ supply for townhouse-condo properties. 

USA: SALES FORGE AHEAD - Strong national market means that if you are coming from out of town, selling your home for a good price will be easier.

Lawrence Yun, NAR chief economist, says it’s been an outstanding three-month stretch for the housing market as 2016 nears the finish line. “The healthiest job market since the Great Recession and the anticipation of some buyers to close on a home before mortgage rates accurately rose from their historically low level have combined to drive sales higher in recent months,” he said. “Furthermore, it’s no coincidence that home shoppers in the Northeast — where price growth has been tame all year — had the most success last month.” 

The median existing-home price for all housing types in November was $234,900, up 6.8 percent from November 2015 ($220,000). November’s price increase marks the 57th consecutive month of year- over-year gains. Total housing inventory at the end of November dropped 8.0 percent to 1.85 million existing homes available for sale, and is now 9.3 percent lower than a year ago (2.04 million) and has fallen year-over-year for 18 straight months. Unsold inventory is at a 4-month supply at the current sales pace, which is down from 4.3 months in October. 

“Existing housing supply at the beginning of the year was inadequate and is now even worse heading into 2017,” added Yun. “Rental units are also seeing this shortage. As a result, both home prices and rents continue to far outstrip incomes in much of the country.” 

IN SUMMARY 

In summary, it might be too much to call this a perfect Market for Buyers, but things look exceptionally good for the Naples and Bonita areas.

  • Very strong inventory, as more Sellers are entering the market. 
  • A strong stock market, available credit and high consumer confidence.
  • Forward momentum from a very positive November compared to previous years.
  • Healthy markets in the places our Buyers will be coming from, which increases the confidence and size of the pool of Buyers.

It's Holiday Time at Mercato in North Naples

We love North Naples, like so many do.  And we, like so many others, especially like Mercato, with its selection of extraordinary stores and restaurants

Located at the corner of the Tamiami Trail (US-41) and Vanderbilt Beach Road, in a few short years, Mercato has become the heart of Northern Naples.  The Whole Foods Market’s first outpost in Southwest Florida is here. The first luxury movie theater in Naples is here as well.  

The Silverspot Theater offers a bar and restaurant and extra-luxurious spacious seating, it is also the home venue of the Naples International Film Festival. There is also, yoga, coffee, two wine stores and the traditional English “The Pub.”
