NAPLES, FLORIDA · VANDERBILT BEACH ROAD
Wilshire Lakes is an established, guard-gated community in unincorporated North Naples — a deed-restricted PUD of roughly 245 acres behind a 24-hour manned gatehouse on Wilshire Lakes Boulevard, off Vanderbilt Beach Road just east of Livingston Road and west of I-75. What sets it apart in North Naples is the mix inside one set of gates: single-family estate homes, detached villas, and two low-rise condominium sections — Wilshire Pines and Fieldstone Village — threaded through lakes and preserves and backed up against North Collier Regional Park. There is no golf and no club to join; the recreation is the association's, and it rides inside one master fee. This guide covers what buyers actually ask us: what that fee covers in each section, the amenities, the four home formats, the rental position, the schools, and the market.

Start with the warning, because this community's headline number needs one: the all-property median sale price is $800,000 — but the single-family median in the same snapshot is $1,275,000. Wilshire Pines and Fieldstone Village condominium sales pull the blended figure some $475,000 below the house market it is usually quoted for, and the −33% year-over-year move in the median records what sold, not values falling by a third. Read the row for the format you are shopping: 58 homes sold in the last twelve months, the median list price sits at $799,900, the average sale runs $348 per square foot, and homes take a median of 130 days on market — a considered market, in a community of mostly full-time residents.

The fee story here is layered, and the layer you are in decides the bill. Single-family homes pay one mandatory master fee that carries an unusually long inclusions list. The two condominium sections pay a master fee plus a fee to their own association — a second layer that is never averaged into the single-family figure, because the two are different products with different carrying costs.
Master HOA — single-family — $800/qtr ($3,200/yr), mandatory Verified on two current MLS listings (9736 and 9541 Wilshire Lakes Blvd), stated here as of October 2026 listings — the figure and its date travel together, because the rate has moved: older records show $765 per quarter. What the fee includes, per the listings' own fields: management, cable TV, internet, recreation facilities, road maintenance, street lights and security — the 24-hour guard gate, both clubhouse and pool complexes, cable and internet all ride inside the one master fee for a single-family home.
Condo sections — a second layer — master fee + section fee Wilshire Pines and Fieldstone Village homes carry their own association's fee on top of the master. As a labelled Wilshire Pines example, a current listing flyer for 6225 Wilshire Pines Cir shows a master fee of $709/qtr plus a Wilshire Pines condo fee of $1,585/qtr (about $2,294/qtr combined) — that section's figures, from that listing; the Pines' master rate is lower than the single-family rate, which is exactly why the layers are never blended. Fieldstone Village homes likewise carry the master fee plus a Fieldstone association fee — confirm the current figure for the specific home before you buy.
CDD / district assessments — none There is no community development district for Wilshire Lakes, and no CDD assessment rides on the tax bill — an early-1990s Collier PUD platted before CDD financing became the default. You pay Collier County property taxes for your parcel, plus the association fees above.
Fees at resale — modest, listing-level One current single-family listing showed $200 in total one-time fees — a labelled listing example, not a published community schedule. Confirm the specific home's closing figures on the estoppel before you write the offer.
The honest summary: one mandatory master fee with a long inclusions list for the houses; master-plus-section for the condos; no CDD and no club bill anywhere inside the gates. The number to underwrite is the one for your section and your format — not a community average, because there isn't one.
Wilshire Lakes has no golf club, no country club and no membership layer — the MLS says so in its own field ("Golf Type: No Golf Available"). The recreation is the association's, included in the master fee, and it is described here the way the community is actually built — by section, because the two clubhouse complexes are not the same facility:
The master complex, near the front of the community: clubhouse, community pool, community room, fitness center, spa/hot tub, library and tennis — listings converge on two tennis courts. Wilshire Pines' own complex, at the back of the community on Wilshire Pines Circle: its own pool, spa and clubhouse, plus a basketball court and barbecue area. Between the two, the verified amenity list runs: two clubhouses, two pools, fitness center, spa/hot tub, tennis, library, bike and jog paths and sidewalks under mature trees. Most single-family homes add a private pool of their own.
The gate. Entry is through a 24-hour manned guard gate ("Gated with Attendant" in the MLS fields); the gatehouse itself was rebuilt around 2013. Inside, the lakes and preserves thread the sections, and a walking and biking path connects through to the park next door.
North Collier Regional Park adjoins the community's north end — a Collier County public park, open to everyone, and named here as what it is: a very good neighbour, not a Wilshire Lakes amenity. (Tiburón's golf courses are about two miles away on the same logic — nearby, and joined on their own terms.)
The variety is the point: Wilshire Lakes is not one product repeated, but four formats sharing one gated address — the condominiums toward the front and the north end, the single-family homes through the middle and the back.
Single-family estate homes — the dominant format: one- and two-story houses of roughly 2,000 to 3,100+ square feet on lakefront, preserve and interior lots, in more than 20 distinct floor plans, Spanish-style and traditional, three to five bedrooms, private pools common. Best for: buyers who want the gated-community amenities with a full-size house and their own pool.
The Villas — detached single-family villas on Fairhaven Lane and its neighbouring streets: the single-family format at a smaller footprint (a current example runs about 1,800 square feet under air, built 2005). Best for: buyers who want a detached home without the estate-home upkeep.
Wilshire Pines coach condos — low-rise two- and three-bedroom carriage condominiums of about 1,281–1,592 square feet with detached one-car garages, built 2001–2005 on Wilshire Pines Circle at the community's quiet north end, with their own pool, spa and clubhouse steps away. Best for: lock-and-leave buyers who still want the gate, the paths and a pool of their section's own.
Fieldstone Village condos — the community's first section, built 1993–1995: low-rise two- and three-bedroom units of about 1,281–1,456 square feet on Fieldstone Boulevard near the front of the community, a short walk from the master clubhouse and pool. Best for: the lowest-maintenance way into the gates — with the section's own fee layer confirmed per home (see the fee section above).
Wilshire Lakes was developed section by section from the early 1990s through the mid-2000s: Fieldstone Village's condominiums came first (1993–1995), the single-family phases followed (homes in current records date to 1997–2005), and Wilshire Pines completed the set (2001–2005) — the median year built across the community is 2000. The guard gatehouse was rebuilt around 2013. What that timeline buys a purchaser today is the thing new construction cannot sell: a finished community with 25-plus-year landscaping and canopy trees, in the middle of North Naples rather than at its expanding edge.
NO PUBLISHED RULE — AND THAT IS THE HONEST ANSWER Wilshire Lakes' lease terms are not published in any public source we can verify, so this page prints no minimum stay and no leases-per-year cap — printing one would mean borrowing a number. Treat any specific rental rule quoted for this community in search results with suspicion: rules belonging to neighbouring Livingston Road–corridor communities circulate under the wrong names.
WHAT ACTUALLY GOVERNS Leasing is governed by the master association's recorded documents and leasing policy, held by the association. Annual and long-term leases are marketed inside the gates and a lease-application process exists — but the minimum term and any frequency cap for a specific home are confirmed from the association's own documents for that home, before you buy to rent.
Buying to rent? In Wilshire Lakes the underwriting step is a document request, not a web search: get the association's leasing policy for the specific section and home, and price the answer into the offer.
Wilshire Lakes is zoned for Pelican Marsh Elementary, North Naples Middle School and Aubrey Rogers High School (Collier County Public Schools) — one trio for the whole community: the district's own zoning tool returns the same three schools for the single-family streets, Fieldstone Village and Wilshire Pines alike (checked address by address, October 2026). That uniformity is worth stating plainly, because Wilshire Lakes sat through the district's 2023 North Naples boundary revisions and older listing records for the community still disagree with each other — the district's current tool governs, and on its answer the question is settled for every section.
School assignments are per Collier County Public Schools zoning as of October 2026 — confirm for your specific address before you buy.

Where exactly is Wilshire Lakes?
Behind its gatehouse on Wilshire Lakes Boulevard, off Vanderbilt Beach Road just east of Livingston Road in North Naples — west of I-75, whatever older agent copy says. North Collier Regional Park adjoins its north end.
What is the HOA fee in Wilshire Lakes?
For a single-family home, the mandatory master HOA is $800 per quarter ($3,200/yr) as of October 2026 listings, including management, cable TV, internet, recreation, roads, street lights and the guard gate. Condominiums pay a master fee plus their own section's fee — a Wilshire Pines listing, for example, shows $709/qtr master plus $1,585/qtr to Wilshire Pines. There is no CDD.
Is Wilshire Lakes gated, and is it 55+?
Gated, yes — a 24-hour manned guard gate. 55+, no — it is an all-ages, family-oriented community of mostly full-time residents.
Is there golf or a club membership?
Neither. There is no golf in Wilshire Lakes and no club to join — the two clubhouses, two pools, fitness center and tennis are association amenities inside the master fee. Golf (Tiburón) is about two miles away, joined on its own terms.
What kinds of homes are in Wilshire Lakes?
Four formats behind one gate: single-family estate homes (about 2,000–3,100+ sq ft), detached villas, Wilshire Pines coach condominiums and Fieldstone Village low-rise condominiums — condos toward the front and the north end, houses through the middle and the back.
Can I rent out a Wilshire Lakes home?
The association's lease terms are not published publicly, so no minimum stay or frequency cap is stated here — those rules live in the master association's recorded documents and leasing policy. Annual and long-term leases are marketed in the community. If you are buying to rent, have the association's leasing policy for the specific section and home confirmed before you write the offer.
What schools serve Wilshire Lakes?
Pelican Marsh Elementary, North Naples Middle School and Aubrey Rogers High School — the same trio across the single-family streets and both condominium sections, verified against the district's zoning tool in October 2026. Older listings sometimes still show the pre-2023 boundaries; the district's current zoning governs.

MICHAEL'S TAKE Wilshire Lakes is the community I recommend when a buyer wants an established North Naples address with real choices inside one gate — an estate home on the boulevard, a villa, or a lock-and-leave condo — with the pools, clubhouses and guard gate carried inside one master fee and the canopy trees already grown. Know what you are buying, though: the $800-a-quarter figure is the single-family figure, and a condo here carries a second, section fee on top of its master rate; the schools, unusually for this corridor, are one settled trio for every section — Pelican Marsh Elementary, North Naples Middle and Aubrey Rogers High — though older listings still print the pre-2023 schools, so trust the district's tool over the listing; and the rental rule lives in the association's documents, not on any website — read it before you buy to rent. Buy the section first, then the house. |
