NAPLES, FLORIDA · EST. 1980 · 3,300 ACRES ON THE GULF
Nearly three miles of private Gulf beach, a protected mangrove forest, and one of the most complete amenity programs in Florida — Pelican Bay is less a neighborhood than a private coastal reserve with homes in it. This guide covers what buyers actually ask us: the real fees, the market, how the beach works, the rental rules, and how the villages differ.

PELICAN BAY AT A GLANCE

Pelican Bay mixes beachfront high-rises, villas and single-family estates, so one median never tells the story — the split does. Single-family homes trade in a different market from the towers.

There is no single "Pelican Bay HOA fee," and any page that quotes one is guessing. Ownership here is a stack of three layers, plus your own building or village dues:
| Pelican Bay Foundation assessment — $3,295/yr (FY2026); $3,435 in FY2027 Every home and condo. Covers the beach facilities, tram, tennis/pickleball, fitness center, trails and reserves. Billed quarterly. |
| Pelican Bay Services Division — ~$1,550/yr (FY2026) A county special-district charge on your tax bill (water management, beach renourishment, Clam Bay) — not an HOA fee, but a real annual cost. |
| Your building / village association — Varies widely The variable layer. High-rise condo dues run several thousand per quarter; single-family village dues are far lower. Always verify per property. |
| Resale capital assessment (buyer) — $10,000 one-time Paid by the buyer at closing to the Foundation (scheduled to rise to $15,000 after October 1, 2026). |
Golf is not in the stack. The Club at Pelican Bay is a private, optional club with its own initiation and dues, which the club does not publish — ask us and we will get you current terms. Bay Colony, the gated enclave inside Pelican Bay, carries the same Foundation stack plus its own beach-club and building fees.
Pelican Bay is roughly 95 neighborhoods under one Foundation, and they live very differently:
Beachfront high-rises — towers like St. Raphael, St. Nicole, Stratford and Coronado put the Gulf at the elevator door, with the highest association dues in the community and full-service buildings. Best for: lock-and-leave owners who want views and amenities without maintaining a house.
Villas and coach homes — neighborhoods such as the Villas at Pelican Bay, Lugano and Willow Brook offer single-story living, private pools or shared amenities, and mid-range dues. Best for: buyers who want a house feel with association-handled exteriors.
Single-family enclaves — estate neighborhoods around the golf course and Clam Bay, where dues are lowest relative to value and the homes are the community's most private. Best for: full-time residents and larger households.
Bay Colony — a separately gated enclave within Pelican Bay with its own beach club; see our Bay Colony guide.
The Foundation maintains nearly three miles of private beach in two facilities: North Beach (home to the Marker 36 restaurant) and South Beach (the Sandbar restaurant). Attendants set up loungers, umbrellas and cabanas; kayaks and sailboats are available; both beaches have dining and bars steps from the sand.
Most residents reach the beach the Pelican Bay way: an open-air electric tram running along a raised berm through the protected Clam Bay mangrove forest, with eight stations and more than 900,000 rides a year. The boardwalks and berm double as walking and biking paths, part of 15+ miles of trails through the community.
On land: 26 tennis courts and 20 pickleball courts, a full fitness center at the Community Center, sailing and kayaking on Clam Bay, and year-round arts and social programming. Golf at the private Club Pelican Bay (27 holes, Arthur Hills) is optional and separate.

| MINIMUM STAY Set by each village or building, not the Foundation — 30 or 90 days is typical. |
||
| THE PROCESS Every lease goes through a Foundation application and fee, filed at least 30 days before the lease starts. |
||
| EXCEPTIONS St. Nicole and the Villas at Pelican Bay allow three leases a year; Stratford requires 90 days; Bay Colony follows its own buildings' documents. |
Buying to lease? Always confirm the rules for the specific property before you buy.
Pelican Bay addresses are zoned for Sea Gate Elementary, Pine Ridge Middle School and Barron Collier High School (Collier County Public Schools) — all highly rated and within about three miles. Private options nearby include the Community School of Naples and Seacrest Country Day. School zoning is address-specific; confirm with the district for a particular home.
| Waterside Shops | 3–5 min · ~1 mile |
| Artis–Naples | 2–5 min · adjacent |
| Vanderbilt Beach | ~5 min · ~2 miles |
| Mercato (dining, Whole Foods) | ~5 min |
| Fifth Avenue South | 15–20 min · ~7–8 miles |
| NCH North Naples Hospital | 18–22 min |
| Naples Airport | ~20 min |
| RSW (Fort Myers) | 35–40 min |
Drive times are approximate and grow in season (January–April). Pelican Bay's own beach needs no drive at all — the tram runs from inside the community.
How much are the HOA fees in Pelican Bay?
Budget a stack, not a single fee: the Foundation assessment is $3,295 per year (FY2026), the Services Division adds about $1,550 a year on the tax bill, and your building or village association dues come on top — a few hundred a year in single-family villages to several thousand a quarter in the beachfront towers.
Is the beach really private?
Yes — nearly three miles of Gulf beach, two facilities with restaurants, attendants and rentals, open to Pelican Bay members and their guests only.
Do I have to join the golf club?
No. The Club at Pelican Bay is private and optional. The Foundation amenities (beach, tram, tennis, pickleball, fitness) are included in the Foundation assessment.
Can I rent out a Pelican Bay home?
Yes, within limits: the Foundation caps leasing at two leases per calendar year, and your building or village sets the minimum stay (30 or 90 days is typical). A Foundation lease application is required.
What does the $10,000 buyer fee cover?
It is the Foundation's resale capital assessment, paid by the buyer at closing; scheduled to increase to $15,000 after October 1, 2026.
Is Pelican Bay gated?
The community is patrolled and its beach and amenities are members-only, but Pelican Bay itself is not a single gated entry; Bay Colony, inside it, is separately guard-gated.

MICHAEL'S TAKE Pelican Bay is the community I recommend when a buyer wants Naples' best beach without giving up an active life around it — the tram ride through the mangroves to dinner at Marker 36 is something no other community here can match. Know what you are buying, though: the fee stack confuses everyone, the towers and the single-family streets are practically different markets, and the right village matters more than the right floor plan. Buy the village first, then the home. |
| Bay Colony → The private enclave inside Pelican Bay — its own golf club and gates |
Pelican Marsh → Golf-community living next door, with its own elementary school |
| Park Shore → Bayfront high-rises beside The Village Shops on Venetian Bay |
The Moorings → Canal-front homes with a residents-only beach park |
| Vanderbilt Beach → Beachfront towers by the Ritz-Carlton |
Grey Oaks → Three championship courses behind one of Naples' most private gates |
